如何计算租金收益率?市场上一般以一套房的年租金收入和房价的比值来作为指标,也叫做租售比。目前,新加坡的私人住宅的租售比在3%-4%之间。相较中国一线城市不到2%的租售比,投资优势明显。

最新调查显示,2021年新加坡私人住宅租金与去年同期比较整体上涨8%。其中大众化私宅的租金涨幅最为显著,高达8.9%。中档私宅和高档私宅分别上升8%和6.7%。 (资料来源:联合早报)随着经济好转,加上政府计划进一步开放边境,新加坡的租金表现将依旧稳健。

决定租金回报率的因素有哪些?

1. 地段

从租金回报率来说,新加坡有限期地契的房产更具有优势

地理位置是房产投资中极为重要的考虑因素,好的地段租赁需求量较高。投资者应在能力范围内尽可能选择最优惠的价格买在最好的地点来保障好的租金回报。由于房价是决定租金回报率的主要因素之一,中央区外的房价往往会比中央区的房价便宜很多,所以租金回报率也会相对较高。另外,新加坡永久地契的房价比有限期地契的房价要贵20%~25%。单纯从租金回报率来说,有限期地契的房产往往更具有优势。

2. 靠近名校

靠近名校的房产租金收益率通常更有吸引力

在新加坡,如果学生想要报读名校,那么有四类学生享有优先权。

  1. 父母在学校做义工超过一年,服务时间超过40小时。
  2. 如果学校是由教会,宗乡团体或者其他团体资助的,而父母是这些团体的成员,其孩子可享有优先权。
  3. 父母为社区基层精英。
  4. 如果申请人数多于本阶段所招收名额,则新加坡公民优先,住址离学校一公里内的学生优先,然后再是住址离学校2公里的学生优先。

鉴于以上政策,靠近名校便成了新加坡高租金收益率房产的另一个共同特征。

3. 房间数量

新加坡公寓的房间数量对租金的影响大

相比房产的面积,新加坡公寓的房间数量对租金的影响要大很多。地点和房屋情况相似、房间数量相同的两个单位,即便面积相差10平方米,租金方面却不会有明显差别。而房屋面积相近的两房单位和三房单位(相同地点和房屋情况),3房单位的租金会明显高于2房。

目前市场上租售比最高的房型是一房单位。投资者需注意,一房单位可能并不如两房单位好出租。一房适合单身人士或两人同住。不少房屋中介表示,租客往往更倾向于和其他人分担房租,而1房单位则需要一个租客负担所有租金。
