The minimum rental period for HDB flats is six months and three months for private properties.

That depends on the terms and conditions stated in the Tenancy Agreement. If you are expecting visitors, it is advisable to highlight this to your landlord during the negotiation of the tenancy terms.

A foreigner who is working and renting a place in Singapore can terminate a lease of at least 12 months without penalty by invoking the diplomatic clause in the tenancy agreement. This clause is a safety net to expatriates in the event that continued stay in the country is not possible anymore due to a work transfer or termination of employment. With the clause, the tenant will not have to pay the agreed rent for the unused months of tenancy. Do note that the diplomatic clause is usually exercisable only by the main tenant and is subject to agreed terms and conditions prior to the signing of the lease.
