A 99-year leasehold executive condo (EC) site on Bukit Batok Avenue 8 was launched by the Housing Development Board (HDB) in December 2021 and is estimated to yield 375 residential units. It is only a 10-min walk away from Bukit Gombak MRT, and has a site area of 12,449.3 square metres (sq m) and a maximum gross floor area of 37,348 sq m, with a maximum building height of 60m to 70m. 

The launch, which fell under the 2H2021 government land sales program, was welcomed by property developers looking to replenish their land banks amid the diminishing supply of EC units in the market. The last private residential project in Bukit Batok, LeQuest, saw an oversubscription of units on its first day of sales launch in August 2017. This begs the question: Would the upcoming Bukit Batok EC be just as successful?

Mixed development Le Quest, located near the upcoming EC in Bukit Batok saw hot take-up when it launched in August 2017.

There are a handful of factors that make the Bukit Batok EC site favourable:

  1. There’s a diminishing supply of EC units in the market
  2. The area has limited private housing supply
  3. The area is also family-friendly with the EC site’s proximity to Bukit Batok Hillside Park and Dunearn Secondary School 
  4. ECs are generally more affordable than condo units and tend to attract those least affected by colling measures, such as first-time homebuyers

Becaues of these, a total of nine property developers placed their bids by the time tender closed on 8 March 2022. Joint bidders CNQC-OS and SNC Realty won the tender with a $266 million bid.

What’s so good about the Bukit Batok West Avenue 8?

Expressways, transportation, bus interchanges

Apart from a dense bus network in the neighbourhood, you’ll also have access to Bukit Batok MRT on the North-South Line via Bus 941. This bus will also connect you to Jurong East MRT Interchange, on the East-West Line, in just one stop. 

Jurong East MRT also happens to be where the triple threat of JEM, Westgate and JCube are located, providing residents with an inexhaustible list of retail, dining, recreational and lifestyle options to choose from week in and week out.

If you take two stops in the opposite direction from Bukit Batok MRT, you’ll arrive at Choa Chu Kang Interchange, the terminus of the Bukit Panjang LRT loop. From there, you’ll also get access to the Downtown Line via Bukit Panjang LRT, making detours and last-minute changes in schedule less disruptive to your day.

Never go hungry again with multiple dining and grocery options

If you’re craving freshly grilled meat, Siam Square Mookata is just a 3-minute drive away. You can even manoeuvre your way through the neighbourhood to get to the classic Thai eatery in 12 short minutes. Flanking the Mookata store is Yong Heng Fried Baby Squid Prawn Mee and several local favourites at Bukit Batok Street 11 Food.

Vegetarians won’t have to feel left out either, with SHU Vegetarian Bukit Batok located on the opposite block. Home cooks who have been inspired by the tasty feast can quickly hop over to FairPrice Bukit Batok West Avenue 5 to stock up on essential groceries for the week while the memory of their meals is still fresh.

Speaking of groceries, there is not one, but two Sheng Siong Supermarkets in the neighbourhood, making it that much easier to pick up essential items while on your way home. The first Sheng Siong mart is located along Bukit Batok West Avenue 5 road, connected to a covered walkway towards the bus stop so you can get your necessities come rain or shine. The other Sheng Siong branch lies in the north-east direction just outside of Bukit Batok Hillside Park. It conveniently sits in the mid-point from Dunearn Secondary School and Swiss Cottage Secondary School, allowing for quick trips to the supermarket after picking up the children home from school.

Plenty of green spaces for hiking, jogging and leisurely picnics

Residents who are looking for a bit of adventure without venturing out of the country can explore the oft-forgotten but grossly underrated Bukit Batok Hillside Nature Park.

The now-abandoned park has two starting points that may not be immediately obvious to those who are not looking out for them.

According to The Travel Intern, this small clearing on Bukit Batok Ave 2, facing a bus stop, is the more direct way to enter the park.

The first sits in front of a road sign along Bukit Batok Avenue 2 while the second, more challenging entrance, lies on the opposite end of the park at Bukit Batok Avenue 5. While this trail definitely comes with challenges due to protruding thorns and crumbly wooden floorboards, hikers who manage to navigate these obstacles will be rewarded with a view of the famous Torii Gates. (Please be careful when you do visit the park and go with someone who’s familiar with the trail so you don’t get lost.)

But if you’re looking for something more family-friendly, Jurong Lake Gardens will always be close by. Not only is the park conducive for scenic cycling and afternoon picnics,nature enthusiasts can also try their hands at spotting native species of otters, eagles and aquatic birds at this green sanctuary. There’s also the Jurong lake boardwalk and Rasau Walk if you’re looking for a romantic stroll for the evening.

Stock up on army reservist supplies at the Lifestylemart at The Chevrons

Staying along Bukit Batok West Avenue 8 means always being within 30-minutes of The Chevrons. Never have to sacrifice half of your precious weekend hunting for essential items again!

Not only does the gym feature over 50 different routes to cater to climbing enthusiasts of any skill and fitness level, the gym also has space set aside for climbers to take a breather while sipping a nice cup of latte.

Educational institutes

Bukit Batok West Avenue 8 is quite literally surrounded by schools all around, giving families plenty of options to avoid the morning crowd and ensure that their children are in tip-top condition to start the day. As far as commutes to school are concerned, it almost doesn’t get more convenient than Bukit Batok West Avenue 8.

Pre-university public educational institutions 

First up is Princess Elizabeth Primary School. No transportation is needed for this one. Simply amble southwards along Bukit Batok West Ave 8 Road before making a right turn at the junction to Bukit Batok West Avenue 3 to arrive at the school gates in 5 short minutes. Forgetting school lunches, textbooks and CCA equipment won’t ever be a problem since your child can always head back between classes to pick up what they forgot.

Right behind Princess Elizabeth Primary is the campus of Bukit Batok Secondary School. Secondary school students will not only get to enjoy a short 6-minute walk to and from school every morning, but parents with students attending both institutions can also focus on their jobs with peace of mind knowing that their children will always have a sibling close by in case of emergencies.

A little further away (but still within 2 km of the residential area) is Dunearn Secondary School. After a little bit of walking, students will be able to take the Bus 180 to reach their destination within 18 minutes. Adjacent to Dunearn Secondary is Swiss Cottage Secondary School. Though the latter is further away, students will get to enjoy a more direct route via Bus 991, allowing them to arrive on campus in just 17 minutes.

Univeristy hopefuls can enjoy a short commute to Millennia Institute, which lies just across the Bukit Batok EC site.

International schools at your doorstep

Families who prefer to send their children to international schools have the option of Dulwich College (Singapore) which is located within a 5-minute walk from home. Dulwich has programs catering to children from kindergarten all the way to pre-university levels under their International Baccalaureate (IB) Diploma Program or IB Career Related Pathway program. The school also has its own Mandarin program for foreigners to help overseas students better assimilate into Singapore’s society.
