To calculate your cash proceeds from selling your home, you need to deduct all your outstanding loans, CPF refunds with accrued interest, property agent fees (if you engaged one), legal fees, HDB admin fees, from the sale price of your home. You can also use Homer AI to get an automatic calculation of your profits.

To sell a resale HDB flat, you need to have fulfilled the Minimum Occupation Period (MOP), which is typically 5 years and 10 years for Prime Public Housing (PLH) flats. To sell a condo unit in Singapore, you need to wait 3 years before you are eligible to sell without incurring Seller’s Stamp Duty (SSD).

It can take around 2 to 5 months for the whole property transaction to be completed, including the waiting period for documents to be assessed and approved by authorities, as well as the transfer of ownership. Before you can sell your HDB and buy a condo, you need to first fulfill the 5-year MOP. To speed up the process, market your property listing and search for a condo concurrently.
