7 Factors on Why You Should Invest in The Iveria

The following are the factors that contributed to our overall rating of 8/10 for The Iveria.

Quality of FittingsUnits are already well furnished with premium fittings that are consistent with the theme of modern simplicity. The only possible gripe is that there is less room for customisation. 9/10.
Condo FacilitiesCondo facilities get a solid 9/10 for unique facilities such as the spacious smart car park. Other facilities such as the outdoor dining spaces and infinity pool are also enhanced by the quiet ambience and scenic views.
Unit LayoutThe unit layout gets a 6/10 because the spaces, though maximised, can still feel narrow and limiting. Residents will definitely have to limit the number of furniture they bring into the home.
AccessibilityAccessibility is a respectable 8/10 because the development is accessible by three major highways, Ayer Rajah Expressway (AYE), Central Expressway (CTE), and Pan Island Expressway (PIE). The wide selection of bus and MRT options are great too. However, two points are docked because the roads tend to get congested, slowing commute down whether you are walking or driving.
Supermarket/Dining OptionsAgain, food options score a decent 8/10 because of the various shophouses and even accessibility to a 24-hour supermarket. However, the area is clearly lacking in affordable options which can be a problem when you’re looking for a quick, cheap bite.
Healthy LivingHealthy living is a 7/10 because the surroundings are great for strolls any time of the day and Kim Seng Park also gives some options for outdoor workouts. However, the selection is slightly limiting without quick access to major sports facilities.
Price/Value for MoneyThe Iveria is really affordable considering that it is a freehold condo in district 9. The deal is made even sweeter with the $150,000 buyer’s rebate. One point docked because you might get a more spacious and well-equipped condo for just a slightly higher price.

The Iveria is definitely suitable for young couples and professionals who want to live with a balance of pizazz and tranquility within the city centre. The internal decor and condominium facilities definitely exude class, and the complex itself is nestled within the quieter sections of the neighbourhood, accessible by both public and private transport options.

Unfortunately, this development struggles with small-room syndrome just like many of its contemporaries. For those who tend to stay in their bedrooms, the limited bedroom space can get a little claustrophobic. That said, the developers try to make up for this by designing flexible living spaces to encourage interaction. There are definitely a ton of options for chill weekend activities, ranging from anything between reading at the convertible balcony to hosting parties at the rooftop bar and infinity pool.

If you want quality fittings and furnishings without the hassle of travelling down several times to Ikea, then you’re in luck. The Iveria comes with complimentary sinks, shower heads, lights, an oven, and even a refrigerator.

Everyday is self-care day at The Iveria

What you see is what you get, at least for the bathrooms.

The bathrooms are probably the most well equipped area of the house, fully fitted and ready for use. Some standouts include the tempered glass cubicles and Italian wash basin from Scarabeo, as well as the handheld shower set and rain shower from Dornbracht. 

Clean-cut indents in the ceramic walls allow for easy storage and cleaning.

Depending on where your shower is oriented, you can enjoy a clear view of the pool or traditional shophouses under the cooling rain shower. On days when you want to keep your hair dry, the Dornbracht handset allows for easy control of water flow. Master baths also come with full-length windows and waterproof blinds.

Nothing like washing your hands under taps with waterfall-like streams.

Fully equipped kitchen with a view

Home cooks will definitely appreciate the state-of-the-art German Gaggenau stove and Reginox sink with an extendable pipe. You can cook and clean while watching television in the adjacent living space or keep the conversation flowing with guests who will no doubt be visiting often to admire your abode.

Pre-installed aluminium framed glass doors will keep your couches and cushions odour free while you engage in heavier cooking. Aluminium blinds along the balcony exterior can also quickly transform the bright and outdoorsy dining space into an intimate one that’s perfect for a romantic evening.

Only Type A and B units come with sliding doors for the kitchen. Smokescreens will have to be separately installed for Type C units (as seen).
Conversations don’t have to end as living and kitchen spaces bleed into one another.

Live the Alfresco lifestyle with bright and breezy dining areas.

If you would like to take outdoor dining to the next level, there are even more options at the Sky Deck and Cascading Terrace. Depending on your preference, you may choose to hire a chef or bartender to entertain visitors as they take in the night cityscape or get down and dirty at the teppanyaki grill. 

Limited bedroom space with an option for expansion

As mentioned, the bedrooms are unfortunately a bit of a squeeze. There’s just enough space to fit a queen-sized bed and king-sized bed in the regular and master bedrooms respectively. If you prefer slightly more walking space, then consider right-sizing your bed if slumber real estate is not a priority. 

Space is quickly taken up by king-sized beds in the master bedroom. Queen size beds can be considered to accommodate other furniture.

The study is cozy but staying here all day is a quick recipe for cabin fever.

Type B (stack #1) might be the most suitable for families with children, as it consists of a designated study room nestled in between two regular bedrooms. For parents, the master bedroom is linked up with a spacious master bath and a walk-in wardrobe, so that you can always be ready to impress at professional or social gatherings. 

Type B units are part of stack #1, however, and not eligible for buyers’ rebate of $150,000* (more info below).

If you or your spouse enjoy reading or getting a bit of work done in the evenings, then a modified type C (stack #2) might be the option for you. The study and master bedroom can be linked up by knocking down the partition between them. Otherwise, it can also be furnished with a mattress for use as a helper’s room.

*Note: Type C units are found within stack 2 and, therefore, eligible for buyers’ rebate (more info below).
As the largest room in the apartment, the living room was designed to encourage interactions between household members.

Getting to The Iveria

As one would expect from central area developments, The Iveria is in close proximity to many MRT stations. 

According to Google Maps, this is how long you’d have to walk to get to these MRT stations:

  • 11 minutes to Fort Canning MRT (Downtown line)
  • 12 minutes to North Somerset MRT (North South Line)
  • 13 minutes to Dhoby Ghaut MRT (North East Line) 

Personally, I would advise buyers to add another 3-5 minutes to that timing just to be safe (that’s how late I was to the showflat). While the pathways to The Iveria are relatively straightforward, the roads are littered with traffic lights and busy even during the middle of the day.

As you get further into the residential areas, the rumbling car engines gradually fade into the background, and you’re left with rows upon rows of shophouses, cafes, restaurants, and greenery. You can literally feel yourself stepping into peace and quiet.

Within the neighbourhood is River Valley Primary School, just a 6-minute walk away via River Valley Rd and River Valley Cl. 

River Valley Primary School also runs its own after-school student care programme.

Living up to its namesake, the autonomous school is situated right in front of a stretch of Singapore River, along Kim Seng Park. Adorned with mature trees and thick shrubbery, the park is perfect for morning strolls after dropping the children off. Professionals working from home can also take in fresh air while stretching their legs with a quick jog during lunchtime.

Finally, The Iveria condo comes with its very own smart parking system, with enough space to ensure that every household gets one parking lot. Residents can say goodbye to parallel parking by dropping off their vehicles in the car lift. Automation will take care of the rest.

Affordable luxury freehold going fast

At approximately $2,490 ~$2,600 psf for a freehold condominium, developers are pretty confident of The Iveria’s value for money. According to Ohmyhome’s research, freehold units in district 9 sold for an average premium of $2,969, while 99-year leaseholds fetched an average price of $2,630 psf in 2021.

*The cherry on top? Buyers can enjoy a further rebate of up to $150,000. $50,000 will be rebated upon confirmation of purchase and the remaining $100,000 upon completion of the project. 

However, keep in mind that the buyers’ rebate is only applicable for units on Level #2 to #8 of Stacks 2 and 3. We strongly recommend that you check with your property agent and/or OVE to ascertain your eligibility before purchase.
