Tanah Merah Kechil Link is the Next Hot, Underrated Location in 2022

If you’re planning your property investments for next year, then you might want to consider Tanah Merah. It’s shaping up to be a property investment hotspot with a new condominium that’s expected to launch in Q1 2022.

Located in Tanah Merah Kechil Link, it will be right next to the Tanah Merah MRT station, Changi Business Park, Changi City Point and various primary and secondary schools.

New launch condo opposite Tanah Merah MRT

The land at Tanah Merah Kechil Link was sold to MCC Land for $249 million on 13 November 2020, according to recent government land sales. It is scheduled to be completed in 2026.

The site use is recorded to be for a 99-year, 265-unit residential development with a 1st storey commercial. It has a gross floor area of 24,864 square metres (sqm) and a site area of 8,880 sqm.

Looking at it on OneMap, the site runs parallel to New Upper Changi Road and the Tanah Merah MRT station. It would take no more than 2 minutes to get onto the train; Changi International Airport, Tampines Regional Centre and Jewel are just two MRT stations away.

A new launch condo in Tanah Merah Kechil Link, located opposite Tanah Merah MRT, is set to be developed in early 2022.

There’s not much information available about the upcoming new launch condo in Tanah Merah Kechil Link as of the date of this writing, so let’s take a closer look at the location for the time being.

Why is it worth moving to this area?

Expanding MRT Interchange

The Tanah Merah MRT station used to be a stop on the East-West line that hardly anyone got off or got on as population density is lower, with the majority of properties encompassing condos as well as landed homes. 

Those days are gone, however, since it was repurposed to be an interchange that’s connected to the newly-built Expo and charts a direct path to Changi Airport. If you need to connect to other lines, the Paya Lebar MRT station links up to the Circle Line, while Expo conveniently connects to the Downtown Line. 

Changi Business Park and City Point

If Jurong East is the new business district of the west, then Changi Business Park is its sibling in the east. Many major banks and multinational companies such as DBS, Citibank, and IBM have set up secondary offices in the business hub. 

These suburban office locations are a growing trend because it reduces commuter traffic to and from the Central Business District while keeping costs lower for companies. Tanah Merah is perfectly positioned as it is merely one stop from the Expo MRT station that links directly to these offices. 

This means that there is a potentially large tenant pool that you can take advantage of should you decide to invest in a unit at the upcoming new launch condo at Tanah Merah Kechil Link. Being located so close to a number of offices, there’s bound to be a number of people looking to stay closer to their workplaces.

Rather than joust with the crowd at Bedok Mall, Tanah Merah residents can go to Changi City Point. This shopping and dining enclave has over 60 dining and entertainment options, including household favourites like Uniqlo, McDonalds, and Ya Kun Kaya Toast. And for all you hypebeasts out there, the Nike factory store is at level 2.

Changi Airport

With more Vaccinated Travel Lanes expected to open from 2022 onwards, the appeal of living near the airport will become much stronger. And when you’re living in Tanah Merah, flying in and out of Singapore will be as easy as riding a zipline.

A train ride from Tanah Merah to Changi Airport only takes 19 minutes, and you don’t have to worry about airport taxes for taxi rides or finding a Grab driver to take up your request.

Even for Singaporeans living in Pasir Ris or Tampines, which are geographically closer to the airport, there is no direct train to Changi. There are buses, but it’s going to be less appealing with your luggage in tow. Private-hire car rides are about 15 minutes long, but you will have to pay a premium for that speed. 

Top Hawker Food at 85 Fengshan Food Market

There may not be a shopping mall linked to the Tanah Merah MRT station, but you won’t really need one anyway. As mentioned above, there are so many retail, dining and entertainment options over at Changi City Point.

But if you’re looking for more authentic Singaopre fare, hit the streets of the 85 Fengshan food market. This lies on the fringes of both Bedok and Tanah Merah towns. 

It’s undergone multiple rounds of renovation, but 85 Fengshan market is still well patronised as a late-night supper hotspot, staying open till the early hours of the morning. It’s a 15-minute walk from the Tanah Merah MRT station — about 1.3 kilometres (km) — so living further north from it will mean a shorter travelling distance as well. 

Within 2km of Renown Temasek Primary

Getting into one of Singapore’s top 10 primary schools is a common reason why many parents move homes, and the Tanah Merah area provides a great backdrop for one such school – Temasek Primary

According to OneMap, Temasek Primary is within 2km of Tanah Merah Kechil Link, so any property in that vicinity (Urban Vista or Optima @ Tanah Merah) will give your children more priority than others who live farther away.

North of Tanah Merah is Saint Anthony’s Canossian Primary and Secondary Schools, both of which are less than 1km away. This means you are ranked higher in priority should you decide to register your kids into these schools.

Red Swastika School is also in the vicinity, but deeper into Bedok town, and will be classified as within 1-2km away. 

If you like quieter neighbourhoods that still provide excellent connectivity, it’s worth looking into Tanah Merah as a future home. The new launch condo in Q1 2022 might be the only one in a while for the area, and a freshly built development would have fewer problems than the older condos.
