What I Need To Know To Rent Out My Whole HDB flat in Singapore?

Planning to rent out your property for the first time? If you are a Singapore Citizen (SC), you are allowed to rent out your whole HDB flat after fulfilling the Minimum Occupation Period (MOP).

Singapore Permanent Resident (SPR) flat owners are not allowed to do so, but SPR homeowners are eligible to rent out a bedroom in their HDB flat.

What is the Minimum Occupation Period?

The keyword in MOP is “occupation”, this means that you need to physically occupy the property from the date of purchase of the flat if you are the original purchaser. If you have bought a BTO flat in 2016 and started occupying it this 2019, you cannot rent out your whole unit in 2021.

If there was a resale of part-share or transfer of flat ownership, the MOP is computed from the effective date of the resale of part-share/transfer of flat ownership, or the date the owner was included as an authorised occupier of the flat.

How long is the MOP?

The MOP is typically five years. 

Since it’s now 2022, those who have bought their flats before 2017 should be fulfilling their MOP this year. 

If you have fulfilled the five years, Congratulations! You may now start renting out your flat to generate income for your retirement needs.
