Here’s a luxury residential project that you need to consider if you’re looking for a centrally-located home that still has elements of nature so you don’t feel claustrophobic in the concrete jungle: Irwell Hill Residences. You can find out more about the new launch condo project here, along with the floor plans, prices, and map.

This 99-year development by CDL was launched in April of last year and garnered quite a bit of success as it sold over 50% of the 540 units on offer — comprising units all the way from studios to 5-bedroom penthouses. It comprises two towers, 36 storeys each, and positioned far enough apart to give you maximum privacy from your neighbours, so you can enjoy the view, not just the opposite stack.

Because it is located in one of the most coveted addresses in Singapore, District 9, you will have to contend with a higher price point. But that is to be expected. Good location — and quality — don’t come cheap: 400 sq ft studios come in at around $1 million while 1,500 sq ft 4-bedroom premium units are priced at upwards of $4 million. 

There are a good number of factors that justify its high price though, and we’ll go through them with you.

Accessibility: 5/5

If there’s anything condo buyers generally look for in a property, it’s how close the development is to the nearest MRT station or highway. You have a job to get to, places to see, and friends to meet. So if there’s a possibility you can cut travel time to a minimum, you should take it. 

At Irwell Hill Residences, you get unparalleled convenience and accessibility. It’s not too far from the city, and not too close to the hustle and bustle either. So you can still maintain your privacy while enjoying connectivity all around Singapore.

The Great World MRT station is a 4-minute walk from the condo, which connects you to the North-South line, North-East line, and East-West line in just 2-3 stops. That brings you to the rest of the city-state in a few minutes. 

Those who drive can also reach the CBD and Marina Bay in a 5-10-min drive. Unless it’s F1 season or rainy season, then you might need to stretch that time a bit. 

Condo Facilities: 4/5 

We gave this a pretty high rating because of the tennis court, 4 swimming pools, and the roof terraces.

First of all, who doesn’t love a good ol’ tennis court! They’re pretty rare these days — not all condos have them due to a lack of space within the development, so you won’t find them in smaller condos — and beloved by many condo buyers. So when we see them in the fact sheet, our hearts go aflutter.

And yes, while swimming pools are a must-have for condos at this point, having 4 of them more than makes up for it. There’s a 50m pool for Schooling wannabes (minus the recent scandal), a Spa Pool if you want to relax, a Play Pool for the kids and a bigger Play Pool right by the Steam Room.

Finally, who wouldn’t love to wind down with a view of the cityscape? You’ll find 4 Sky Gardens, located on the 24th and 36th floors, where you can get an eagle’s eye view of Singapore’s skyline. I’ll make for an envy-inducing Instagram story, especially if you can capture all the city lights twinkling in the near distance. 

There are over 40 leisure and entertainment facilities within the development, including clubhouses, a wellness area, a spa lounge, and generously-sized green spaces where you can lay down on the lawn and soak up the sun. Now, this is something we particularly love about Irwell Hill Residences. It was specifically designed for sustainability and wellness, integrating four heritage rain trees, connecting the lush greenery of the facilities with the outdoor spaces of the units’ balconies, and incorporating sustainable construction methods. 

Keep in mind, though, that these facilities will add to the maintenance fees you pay every month, which also edges up the price point for these condo units. 

Supermarket/Dining Options: 5/5

With many malls within reach, you can have your pick of Fairprice, Cold Storage, and Giant supermarkets for your household necessities and groceries. 

For dining options, there’s Orchard that’s only 1 MRT stop away, or 10 minutes on foot. ION itself is home to many restaurants of various cuisines, and there are more at Robertson Quay and Dempsey Hill, which are also close to Irwell Hill Residences. 

Here are some equally importnat amenities parents can look forward to:

• River Valley Primary School within 1km
• Anglo-Chinese (Junior), St Margaret’s and Alexandra Primary within 2km

Healthy Living: 3/5

Because you’re living at the heart of the city, there aren’t a lot of green spaces or sports facilities near Irwell Hill Residences where you can exercise or spend some time with your family in nature. 

But you also wouldn’t need to look outside as there are plenty already within the development. Simply step out of your home and take a quick elevator ride to the tennis court, the swimming pool, the gym, or jog around the city as movie stars do. 

Quality of Fittings: 4/5

We do have to say that these units are stylish, and practical in our new, remote-work lifestyle.

The studio and 1-bedroom + study units have bespoke marble countertops that you can convert into a workstation, extended food prep space or a dining table. Kitchens are also equipped with appliances from luxury brand Miele and Bosch such as built-in ovens, steamers, fridges, and even a wine cabinet.

What we admire more than these fittings, which most condos normally provide (and usually from the same brands), is the smart features you’ll find in each unit.

You can now control everything you have in your home through your phone, from wherever you are. Whether it’s using voice control to command your devices to play music or setting your lights to an automatic on-off schedule based on your routine. 

If it’s convenience you seek, it’s convenience you’ll find at Irwell Hill Residences.

Price Value: 3/5

Though it does have its plus points, we would have to say that Irwell Hill Residences is not the most affordable condo out there. Of course, with its location, certain facilities, smart-home features, and green theme, it does make sense that it’s higher priced.
