The Singapore property market in District 4, which encompasses Sentosa and Harbourfront, is known for its premium residential developments, including leasehold condominiums such as Seven Palms Sentosa Cove, The Coast at Sentosa Cove, The Oceanfront @ Sentosa Cove, and Seascape. These developments are notable for their luxury amenities and proximity to tourist attractions in Sentosa.

Its central location and accessibility to recreational offerings such as Vivocity, Singapore’s largest shopping mall, and Resort World Sentosa are a big draw to owner-occupiers, investors, and tourists.

The area’s connectivity is also set to improve with the upcoming Stage-6 of the Circle Line by 2025, as outlined in the URA Master Plan 2019. 

However, the only downside to living in Sentosa or Harbourfront is the lack of nearby schools. This is why we’ve heard from many foreign buyers, specifically high-net-worth Chinese buyers, that they prefer living in Central Singapore. Despite the premium address that Sentosa offers, as well as all the upscale amenities in proximity, it is not so conducive to families with kids. 

Property market trends in District 4 – Sentosa, Harbourfront 

In the past 5 years, there have only been a little over 1,800 transactions. However, the price range of properties in the area is within $820k as the minimum price and $19.8 million as the maximum, with an average sale price of $2.6 million. Surprisingly, the average price per square foot (PSF) for a 1,581 sq ft unit hovers around $1.7k PSF, which could be due to most properties holding a leasehold tenure, which typically see lower demand than freehold properties.
