More details have been released by HDB about the Feb BTO 2024 project in Punggol: Matilda Riverside. There will be 962 units on offer, comprising 7 residential blocks ranging from 10 to 19 storeys, with a waiting time of 3 years and 1 month, the shortest (reportedly) in the latest BTO 2024 exercise. Matilda Riverside will be the first BTO project to be launched in Punggol in more than 4 years. The last – Punggol Point Crown and Punggol Point Cove – were launched in September 2019.

The Matilda Riverside Feb BTO 2024 project will be located next to Punggol Reservoir in the Matilda District, one of the seven waterfront housing districts in Punggol. “The urban design of this district, including the BTO projects,” said HDB, “draws inspiration from the former Matilda House built in 1902, which had a distinctive tropical style accentuated by architectural features such as open verandahs and collonaded walkways. Hence, the vision for Matilda District — ‘Veranda by the Waterfront’.”

Matilda Riverside units were designed to provide residents with “panoramic views of the waterfront and the courtyard spaces in between the blocks”, HDB said.

Residents will enjoy easy access to an array of amenities, including playgrounds, fitness facilities, a hardcourt, a residents’ network centre, a preschool, and a communal green area featuring a versatile multi-purpose court.

Atop the multi-level car park, a rooftop garden will boast a community gardening zone, while a dedicated cycling and jogging path along Sumang Lane will grant direct passage to the waterfront promenade and the Punggol Park Connector.

The landscaping in Matilda Riverside will aim to “bring residents closer to nature, with blocks seamlessly connected to greenery”, the Housing Board added.

Furthermore, communal areas will incorporate marine-themed motifs, such as fish and otters, paying homage to the locale’s waterfront origins and its rich history as a fishing village.

Amenities near Matilda Riverside in Punggol

There are about 3 LRT stations near Matilda Riverside. They’re all about a 15-min walk away, so we wouldn’t say it’s close, but near enough.

There’s a mix of primary and secondary schools nearby, as well as some amenities. However, it’s not the most developed area out of all the BTO Feb 2024 launch sites.

Pros: The site’s notable feature is undeniably the waterfront view of Punggol Reservoir, which is a draw if you appreciate living close to water bodies and the serene atmosphere they provide. 

Additionally, the area is still being developed, which means there is potential for future growth and development, possibly leading to an increase in amenities and infrastructure over time. 

Cons: However, the site currently has limited accessibility — an important consideration if you rely on public transportation or require convenient access to other parts of Singapore.

A spacious 4-bedder at 231B Sumang Lane, 1216 sq ft, and priced at $788,000, has a fresh lease of 96 years, which means it was put up for sale upon reaching its 5-year MOP. This flat is on the 13th floor and has been recently renovated, with no Ethnic Quota restrictions. Buyers are also allowed to use the HDB Enhanced Contra Facility to buy and sell at the same time, if needed.

Another well-renovated 4-room flat at 226A Sumang Lane, 1,227 sq ft, is for sale for about $800,000. It’s 8 minutes away from Soo Teck LRT by foot. There are 2 types of 5-room premium flats (1,227 sq ft) for sale at 226C Sumang Lane, priced at around $770,000.
