A total of 5,714 new BTO flats have been launched for sale for the BTO Feb 2024 sale exercise, with seven launch sites in six estates. 2 BTO Feb 2024 projects will be in mature estates Bedok and Queenstown, and the remaining will be in non-mature estates Punggol, Hougang, Woodlands, and Choa Chu Kang. 5 out of these 7 BTO Feb 2024 project launches have a waiting time of less than 3 and a half years: The 2 sites at Bedok, as well as Hougang, Punggol and Woodlands.

How much can you get in EHG?

Eligible first-timer families can benefit from the Enhanced CPF Housing Grant (EHG) of up to $80,000. With the EHG, you may buy a 3-room flat at $127,000 or a 4-room flat at $240,000 in the non-mature estate of Choa Chu Kang, and service your monthly mortgage payments using your CPF monthly contributions, with no cash payments.

BTO Feb 2024 launch sites in mature estates

1. Tanglin Halt Courtyard (Queenstown)

Tanglin Halt Courtyard is offered under the Prime Location Public Housing (PLH) model, which means if you won the ballot for a flat in this BTO Feb 2024 project, you will have to return 8% of the resale price or valuation (whichever is higher), upon selling your flat.

Lower priority quota for 1st & 2nd timer families

20% of the units in Tanglin Halt Courtyard will be set aside for 1st timer families, and 2% for 2nd timer families under the Married Child Priority Scheme. This is two-thirds of the usual priority quota for BTO flats in mature estates, which is typically 30% for 1st timer families and 3% for 2nd timer families.

Nestled between Commonwealth Drive and Tanglin Halt Road, Tanglin Halt Courtyard occupies the former site of the Tanglin Halt Neighbourhood Centre. This development comprises a 48-storey residential block seamlessly integrated with various amenities. These amenities include a 2-storey market and hawker centre with a roof garden, a polyclinic, a preschool, and a residents’ network centre. Under the Prime Location Public Housing (PLH) model, the project offers 251 units of 2-room Flexi and 4-room flats.

Situated within the Health District @ Queenstown, Tanglin Halt Courtyard provides residents with a range of recreational and communal facilities aimed at improving physical, social, and mental well-being. The central heritage courtyard, where mature trees from the site’s history still stand, serves as a focal point and gives inspiration to the project’s name. Moreover, sky terraces within the residential block offer serene spaces for relaxation, while playgrounds and fitness stations encourage an active lifestyle for residents of all ages. For additional recreational opportunities, the nearby Rail Corridor offers an alternative venue for outdoor activities and exercise.

Tanglin Halt Courtyard: Location Review

As mentioned above, Tanglin Halt Courtyard will be a redevelopment of the former Tanglin Halt, along Tanglin Halt Road and Commonwealth Drive. This site is about 5 minutes away from the Commonwealth MRT (EW20) and is right next to New Town Primary School, only a 3-min walk away, and Queenstown Secondary School. A football field is also just across the street. 

Pros: The Tanglin Halt site has been described as an “integrated” development, which likely means a connection to an MRT station and a commercial element such as a shopping centre. 

Cons: Because of its prime location, being close to Buona Vista, which houses Star Vista mall, as well as Holland Village and One-North, there will likely be high demand, which may make balloting competitive. Also, it may be released under HDB’s PLH model which means a longer MOP of 10 years.

2. Bedok South Bloom (Site 1)

Bedok South Bloom: Project Details

There are two BTO Feb 2024 sites launched in Bedok. This 1st site is in Bedok South, called Bedok South Bloom, consists of two residential blocks, each towering 25 storeys high, along with a precinct pavilion and a 6-storey Multi-Storey Car Park (MSCP) block. The MSCP block will also house a preschool on its ground floor. With a choice of 528 units comprising 2-room Flexi and 4-room flats, residents have a variety of options to select from.

Bedok South Bloom is envisioned with lush landscaping, boasting abundant flora and fauna throughout the premises. Those seeking tranquility can find solace in the sensory garden or atop the MSCP’s roof garden. The project’s central green area provides activity spaces such as children’s playgrounds and fitness corners, catering to various recreational needs.

It’s located at the intersection of New Upper Changi Road and Bedok South Ave 2. It’s next to Bedok Green Primary School and across Bedok Stadium. The nearest MRT station is Bedok MRT (EW5), though it’s about a 15-min walk. Some buses will take you straight there, so that should be no problem. This station is also home to Bedok Point mall. 

Pros: Bedok South is close to numerous heartland amenities such as Marketplace @ 58 where you can get practically everything you need on a day-to-day basis. You’ll also find lots of sports facilities, from the sports complex across the street to neighbourhood parks and playgrounds. 

Cons: While its proximity to primary schools may be positive, on the other hand, it may mean more noise and traffic during peak hours. 

3. Bedok North Springs (Site 2)

Bedok North Springs: Project Details

The 2nd BTO Feb 2024 launch site in Bedok is in Bedok North, named Bedok North Springs, which comprises three residential blocks, each towering 16 storeys high. With a selection of 433 units ranging from 2-room Flexi to 4- and 5-room flats, residents have ample choices for their ideal home.

The project’s name, Bedok North Springs, draws inspiration from the spring season and the abundance of green spaces within. A central open space serves as a hub for communal activities, offering amenities such as children’s playgrounds, fitness stations for adults and seniors, and resting shelters. The roof garden atop the Multi-Storey Car Park (MSCP) provides an ideal setting for neighborly interactions. Additionally, a preschool will be conveniently located within the project premises.

Bedok North Springs: Location Review

Bedok North Springs is close to where the PIE intersects with Bedok North Ave 3. It’s right beside Yu Neng Primary School and about a 7-min walk to Bedok Reservoir MRT (DT30) on the Downtown line, which connects you to the CBD. 

There’s no shortage of amenities in Bedok North, with neighbourhood parks, community centres, and Marketplace @ 58 either a walk or bus ride away. 

Pros: You may be able to enjoy a waterfront view with Bedok Reservoir nearby, and easy transportation as the PIE is only a short drive away. 

Cons: Proximity to the PIE might result in noise pollution. Also, a lot can happen in 5 or 10 years, which means your view may be affected by future developments.

BTO Feb 2024 launch sites in non-mature estates

1. Matilda Riverside (Punggol)

Matilda Riverside: Project Details

Derived from the nearby historical Matilda House and the verdant environment surrounding it, the name ‘Matilda Riverside’ captures the essence of the project. Throughout the communal areas, motifs of marine creatures like fish and otters pay homage to the area’s waterfront location and rich history.

The project boasts an array of amenities including children’s playgrounds, fitness facilities for adults and seniors, a hardcourt, and a residents’ network centre. Additionally, a standalone preschool spanning three storeys faces the lush common green. This green space is adorned with further facilities such as fitness stations for adults and seniors, additional playgrounds, and a multi-purpose court.

Matilda Riverside: Location Review

Matilda Riverside, located in Punggol, on Sumang Lane, has about 3 LRT stations nearby. They’re all about a 15-min walk away, so we wouldn’t say it’s close, but near enough. There’s a mix of primary and secondary schools nearby, as well as some amenities. However, it’s not the most developed area out of all the BTO Feb 2024 launch sites.

Pros: This site’s notable feature is undeniably the waterfront view of Punggol Reservoir, which is a draw if you appreciate living close to water bodies and the serene atmosphere they provide. 

Additionally, the area is still being developed, which means there is potential for future growth and development, possibly leading to an increase in amenities and infrastructure over time. 

Cons: However, the site currently has limited accessibility — an important consideration if you rely on public transportation or require convenient access to other parts of Singapore.

2. Tanjong Tree Residences @ Hougang (Upper Paya Lebar – Hougang)

Tanjong Tree Residences @ Hougang: Project Details

Tanjong Tree Residences @ Hougang comprises four residential blocks varying in height from 9 to 12 storeys. With a total of 360 units available, residents can select from 2-room Flexi, 3- and 4-room flats.

The project’s name pays homage to the Tanjong Tree, a heritage symbol in the vicinity. Within the central courtyard, green spaces invite leisurely strolls. Residents can also enjoy amenities such as children’s playgrounds and fitness stations catering to adults and seniors.

Adjacent to the development, residents can find everyday conveniences including a preschool, dining options, a supermarket, and retail outlets. Additionally, residents will benefit from the Multi-Storey Car Park (MSCP) located at Block 182 of the neighboring precinct, which features a roof garden. Refer to the site plan provided for details on the facilities accessible within Tanjong Tree Residences @ Hougang. These facilities will be open to the public.

The Hougang site is at Hougang Ave 1, along the future road Hougang Street 13. There are numerous schools nearby, including Punggol Green Primary School and Yusof Ishak Secondary School.

Pros: There are more development plans for this area that could lead to higher growth and demand in the future. The nearby Seletar Aerospace Par is also convenient for those who are, or plan to be, working there. 

Cons: As the site is close to Paya Lebar Airbase, you may have to contend with a lot of noise.

3. Woodgrove Edge (Woodlands)

Woodgrove Edge: Project Details

Comprising seven residential blocks, varying in height from 15 to 16 storeys, there are a total of 1,127 units, including 2-room Flexi, 3-, 4-, and 5-room flats on offer for Woodgrove Edge.

You’ll benefit from the convenience of on-site amenities such as a minimart, shops, eating house, preschool, and residents’ network centre. Additionally, Woodgrove Edge will feature multiple playgrounds and fitness stations, promoting an active and healthy lifestyle for residents of all ages. Adding to the allure, the project includes two roof gardens, each crowning a Multi-Storey Car Park (MSCP), providing tranquil green spaces for relaxation and community bonding. Nearby, a future park offers an alternative venue for outdoor recreation and exercise.

Woodgrove Edge: Location Review

This site is along Seletar Expressway, bounded by Woodgrove Ave and Rosewood Drive, and its closes MRT station is Woodlands South MRT (TE3) on the new Thompson-East Coast line, which easily brings you to the city centre and to the East region of Singapore. 

However, this is not within walking distance, and neither is Woodlands MRT (NS9/TE2). You’ll need to take a bus to reach the station and/or Causeway Point mall right next to it. 

Pros: The Woodlands site of the BTO Feb 2024 launch offers the most BTO flats, at 1,120 units. So if you are serious about getting a new flat, this could be your top choice.  

Cons: Woodlands is not so heavy on nearby amenities, which may not be as appealing if you prioritise convenience above all else.

4. Rail Garden @ CCK (Choa Chu Kang)

Rail Garden @ CCK: Project Details

Rail Garden @ CCK comprises six residential blocks ranging from 5 to 11 storeys, along with a 4-storey Multi-Storey Car Park (MSCP) featuring a ground-level preschool and a roof garden, the project presents a total of 465 units, including 2-room Flexi, 3-, and 4-room flats.

Rail Garden @ CCK provides an array of recreational and communal facilities for residents, including children’s playgrounds, fitness stations tailored for adults and seniors, and tranquil rain gardens. Embracing the area’s rich railway heritage, the project’s landscape design and precinct pavilion draw inspiration from railway platforms and tracks.

The Choa Chu Kang site is along where Woodlands Road intersects with KJE, and is right beside Sungei Pang Sua.  

Pros: It’s close to at least 2 park connectors, Stagmont and Pang Sua. with numerous schools nearby. 

Cons: While there are a good number of primary and secondary schools nearby, there are not a lot of amenities. They’re further away in the Senja enclave or at Junction 10, which should be a couple of bus stops away.
