While Tanglin Halt Courtyard in Queenstown seems like the best bet on paper, its 10-year MOP restriction may turn off some buyers who are looking for immediate move-in housing options. Also, the new flats offered for sale in previous Queenstown BTO launches were reserved for seniors, so the same might occur in the Feb 2024 BTO sales exercise. If you’re a first-timer or second-timer family looking for more space, it might be better to look at resale flats instead.
Several 4-room flats — 3-bed and 2-bath, within 967 to 969 sq ft — are up for sale, with prices ranging from $780,000 to $988,888. The starting price of these flats is slightly lower than the average transacted price of resale flats in the area, which starts from over $800,000. They have about 82 years of lease left and are in relatively good condition. Some are renovated and furnished, though a few units are bare. They’re around a 7-min walk from Commonwealth MRT, from which Tanglin Halt Courtyard is about an 8-min walk.
A 947 sq ft resale flat in 50 Commonwealth Drive is also for sale, priced at $900,000 and is about a 6-min walk from the MRT.
