Homebuyers and investors looking for their next property purchase are buzzing about the Philippines. Right now, the Philippine property market is picking up the pace. Demand for residential and office space is returning to its pre-pandemic heyday. In fact, real estate agency and property manager Santos Knight Frank sees a rosy outlook for the property sector for the entirety of 2023. Among the real estate winners that jumped out of the gate this year is Pasig City.

A city of over 800,000 inhabitants, Pasig City arguably lies near the center of Metro Manila. As the metropolitan midpoint, Pasig (especially Ortigas Center) becomes a very accessible location that many businesses covet when choosing their headquarters. Bordered by major highways such as EDSA, C-5, and Ortigas Avenue, virtually anybody from Metro Manila can get to Pasig via public transportation. The same convenience applies to private vehicle owners, who have plenty of options when heading to the city whether on business or pleasure. With the expected opening of the Metro Manila subway system in six years’ time, Pasig will soon become even more accessible to daily commuters from North to South Metro Manila. 

Apart from its central location, Pasig City is also a very attractive location for property investments. In fact, there are at least three good reasons to consider Pasig as your next property address.  

1. Pasig City is a Major Business District

Long before the first office building in Bonifacio Global City was built, Pasig City was already a thriving business center. In fact, Ortigas Center sprouted in the 1960s when Atty. Francisco Ortigas Jr. led the fledgling Ortigas Land in developing the marshland into a modern urban complex. Soon, the country’s major companies began taking root in the area, including giants Meralco, San Miguel Corporation, Jollibee, Banco de Oro, JG Summit Holdings, 7-Eleven Philippines, and others. These companies saw Ortigas Center as a more modern and definitely more spacious alternative to Makati. Since then, other companies moved in, including multinationals and Business Process Outsourcing (BPO) firms. 

Today, Ortigas Center is part of a triumvirate of business districts in Metro Manila, along with Makati and BGC. As part of its business-friendly environment, Pasig City provides a continuous supply of water and electricity to sustain neighborhoods and offices without fail. Pasig also boasts of widespread internet availability, with 10 service providers available to provide broadband connections.      

2. Pasig City is a Complete Community That Has Everything

When it comes to needs, few cities can match what Pasig City can offer. Apart from a thriving business and financial center, the city is also home to posh subdivisions that rival that of Makati’s old rich neighborhoods. This includes the six mini-villages of Valle Verde and the exclusive Bgy San Antonio. Meanwhile, emerging townships such as Capitol Commons, Arcovia, and Bridgetowne are slowly filling in with members of the mobile, professional class.

As for amenities, Pasig City is teeming with retail centers and dining and entertainment complexes. Many of the country’s biggest mall operators have a presence in the city center, including SM Supermalls (SM Megamall, Podium), Robinsons Malls  (Robinsons Galleria), Ayala Malls (Ayala 30th), and Shang Properties (Shangr-La). Even Ortigas Land threw its hat in the ring and developed the luxurious Estancia Mall at Capitol Commons. These complexes not only carry fine retail goods but also host fine dining and drinking establishments. For health and fitness junkies, the Philippine Sports Arena allows enthusiasts of all ages to play their game. Ynares Sports Arena is also a willing host for organized team sports activities. Pasig is also teeming with a number of sports and recreational facilities such as indoor basketball courts, badminton and tennis courts, swimming pools, bowling centers, and a golf driving range.     

For parents who want the best education for their children, they won’t have to go far. Pasig City is a haven for quality education as it hosts several prominent private schools. This includes St. Paul College, the University of the Asia and the Pacific, Saint Pedro Poveda College, and Brent International School. Meanwhile, The Medical City Pasig located on Ortigas Avenue is one of the biggest hospitals in the country today. Aside from The Medical Center, many retail malls have medical consultancy and laboratory services.

3. When it Comes to the Environment, Pasig City is Totally Green

Since 2007, Pasig recognizes that sustainability is the only way for the city to keep growing into the complete community it is today. This is why through successive administrations, Pasig City maintains robust environmental programs in order to help conserve the Earth’s resources. In fact, Pasig City launched the Pasig Green City Program that year to ensure that its citizens continue to breathe clean air and have access to safe water. 

Under the city charter, all forms of community development requires an integrated environmental protection plan. Aside from deputizing officials to monitor air, land, and water pollution, Pasig City also embarked on a widespread greenery program in order to improve the surroundings as well as reduce the amount of carbon dioxide in the atmosphere. Presently, city officials actively enforce strict environmental policies on all companies, facilities, and homes found in Pasig. Finally, recycling remains a serious matter in the city. Aside from banning plastic bags in commercial transactions, Pasig also actively encourages recycling and garbage segregation. 

Make Pasig City Your Next Property Address

Given the three reasons above, it makes sense to make your next property investment at Pasig. As a business district, Ortigas Center can hold its own against fellow stalwarts BGC and Makati. However, prices for Ortigas Center properties are amazingly lower compared to their rivals. According to Statista, the median cost of a residence in Ortigas is P207,310/sqm. This is around P43,000 cheaper per square meter compared to a similar residence located at BGC. 

However, these prices won’t stay low forever, Already, occupancy rates for office buildings in Ortigas are rising steadily. Even as the business district increased its rental rates from P650 to P1,000/sqm, vacancy rates continue to shrink. From 16.4% vacancy in Q2 2022, the number is now down to 15.6% by the next quarter. With increased office space rentals, an increase in demand for residential units always follow. This might be the best chance for investors and homebuyers to look into the plethora of available Pasig residential properties
