Spanning over 166 square kilometers, Quezon City is officially the second-largest city in the Philippines in terms of land area. Not surprisingly, it is the location of many existing properties and the site of a number of new developments.

Its large terrain and various real estate options, however, isn’t the only reason why ‘QC’ continues to be among the most attractive places to buy property in. It is also one of the most complete cities in the country, having almost everything one would need.

While a little cliche, there’s a saying in real estate that the top consideration when picking property investments is always “location, location, location”; and there are several reasons why Quezon City is indeed a top consideration in terms of, well, location.

University Town

Arguably one of the most common identifiers of Quezon City is how it is a ‘university town’ and is the location of some of the most notable educational institutions in the country. Among these are the Diliman campus of the University of the Philippines, The Ateneo de Manila University, and Catholic schools like Miriam College, St. Paul University of Quezon City, and Siena College of Quezon City.

The city is also considered a center of healthcare and medical education and is the location of several medical schools, including Our Lady of Fátima University, FEU Nicanor Reyes Medical Foundation, St. Luke’s College of Medicine, Capitol Medical Center Colleges, De Los Santos – STI College, New Era University College of Medicine, and the UERMMMC College of Medicine. The presence of these schools makes the city an ideal place to invest in property, be it as a place to live or as a residence to rent out to students and school personnel, among others.

Wellness Center

Given the number of esteemed medical schools in Quezon City, the city is, of course, also regarded as something of a ‘wellness center’. It is the location of as many as sixty government and private hospitals, including the previously mentioned St. Luke’s Medical Center, the Philippine Heart Center, the National Kidney and Transplant Institute, the Lung Center of the Philippines, and the Philippine Orthopedic Hospital.

Many individuals travel to the city to seek treatment in these facilities, as many of the nation’s top medical professionals are expectedly practicing here. The extensive amount of healthcare services available within the city limits continues to be significant in raising QC’s real estate demand, as any home buyer would like to live in an area where their medical needs can be met with little travel involved.

A City of Great Development

QC’s livability is also marked by its numerous commercial and lifestyle establishments, which can be found practically everywhere in the city. Individuals looking to buy a condo in Quezon City can find home options located close to a shopping mall or a mixed-use township. Such developments include Eastwood City in Libis and the Araneta Center in Cubao. Properties in Diliman are close to major shopping centers like Trinoma and SM North EDSA. Other notable areas are the following:

Quezon City’s northernmost district, Novaliches is widely known as the location of the La Mesa Watershed Reservation and the adjacent  La Mesa Watershed and Eco-Park.

It is also notable for being something of a school center, with Our Lady of Fatima University, Far Eastern University – Nicanor Reyes Medical Foundation, and other educational institutions calling it home.

While in the past it was mostly residential, Novaliches has grown to become a center of commerce as well, thanks to five large indoor malls being within the district: SM City Fairview, Fairview Terraces, Robinsons Novaliches, SM City Novaliches, and Novaliches Plaza Mall.

When it comes to homes for sale, there are many to choose from in Novaliches, including Suntrust Shanata, a low-rise condominium community featuring amenities that make one feel like they are living far from the city.

Katipunan Avenue

A major avenue in QC, Katipunan runs from north to south from the University of the Philippines Diliman, intersecting with Tandang Sora Avenue at its northernmost point and with White Plains Avenue at its southernmost point.

Its accessibility makes it both one of the most traveled avenues and most lived-in locations in Quezon City, with both residential buildings and commercial establishments lining up along and around the avenue.

But perhaps, “Katips” is most popular for being the center for several higher educational facilities, including the Ateneo de Manila University, Miriam College, and the aforementioned University of the Philippines Diliman.

Vista 309 Katipunan, a high-rise condominium project by Vista Residences, is one of the different places one can find a residence in the area. Vista 309 was specifically designed to be the home of choice for students attending the above schools.

Triangle Park

Otherwise known as the Quezon City Central Business District, Triangle Park is a 250-hectare  mixed-use development organized around five districts: Commons, Downtown Hub, Emporium, Residences at Veterans, and Triangle Exchange. The TriNoma Mall, along with the Vertis North development of Ayala Malls, is located at the western tip of Triangle Park.

Also within the area is the Eton Centris development, as well as healthcare institutions like the Lung Center of the Philippines, the National Kidney and Transplant Institute, the Philippine Children’s Medical Hospital, and the Veterans Memorial Hospital, and the Occupational Safety and Health Center.

Manuel L. Quezon University’s Diliman campus, as well as the main campus of Philippine Science High School, and the PAGASA Science Garden, is also located within the Triangle Park.

Right along its borders are residential developments like SM Development Corporation (SMDC)’s Glam Residences, which provide residents convenient access to everything Triangle Park has to offer, along with the amenities within its community.
