If you’re living in these BTO projects, your moment is finally here to cash out and move to a condo. We know this is likely your plan. Historically, BTO flats sold upon reaching the 5-year Minimum Occupation Period (MOP), or within 1 year of reaching MOP, fetch higher prices than other resale HDB flats in the market. This could be due to a fresher lease of 94 years, which means lease decay is negligible; or that they are still in good condition and/or located in a more central area.

Continuous development in the HDB estates hosting these BTO projects has significantly improved the infrastructure and overall lifestyle of residents. With more amenities, expanded public transportation networks, and appealing entertainment and dining destinations, there is better long-term price and demand growth for potential buyers.


Wait, what’s MOP again?

The MOP is the period you are required to physically occupy the HDB flat before you can sell or rent it out. 

Only under specific circumstances will you be allowed to sell before MOP; and his/her property agent will still need to submit an appeal to HDB. 

While the MOP is typically 5 years, BTO flats released under the Prime Location Housing (PLH) model will have a longer MOP of 10 years. Make sure your flat has reached its MOP before you submit your Intent to Sell.
