The Christmas spirit may have been a little dampened by the new changes to Additional Buyer’s Stamp Duty and the Total Debt Servicing Ratio, but developers could offer other benefits or discounts to their units in order to make a sale, so there’s still plenty to look forward to in the new year.

There really aren’t many points you can deduct from Perfect Ten, which is why it’s got to be in the wishlist for 2022. It’s situated in prime District 10 in the heart of a private enclave, close to top schools and a short drive away to the lush and picturesque Botanic Gardens.
And since this is a new launch, you’ll get a wider choice of units to choose from. As for facilities, there’s a 2-storey clubhouse that overlooks a 50m infinity pool. And while there are no tennis courts in this small site, there’s a rooftop deck with spa, and lounge areas to enjoy the sunsets.
Let’s drive further into its major selling points:
Although Perfect Ten is unfortunately distant to both Stevens and Newton MRT station, it does face Bukit Timah Road, one of the major thoroughfare roads in Singapore. Drive out the gate and you’ll have quick and direct access to anywhere from Rochor to Bukit Panjang.
Use Stevens Road to connect to the Pan-Island Expressway, or take Dunearn Road to reach the northbound Central Expressway. With these two highways you’re covered to travel east, west or north quickly.
Good news for couples with kids: there are various top primary and secondary schools closely located to Perfect Ten. Cross the overhead bridge and you’re at Anglo-Chinese School (Primary and Barker Road)
Toward Whitley Road, your children also have the options of Singapore Chinese Girls’ School (primary and secondary), as well as St. Joseph’s Institution. These primary schools are all within 1km of Perfect Ten and can provide priority admission because of the proximity.

Away from the hustle of downtown, The Arden in District 23 is more in tune with nature while not cutting back on amenities and accessibility. This 99-year new launch is situated right across Phoenix LRT station, which is one stop away from Bukit Panjang MRT station and the Hillion Mall and Junction 10. The condo will offer 2 to 4 bedroom configurations, from 657 to 1388 sqft in size. The project’s east facing is also surrounded by landed homes, so certain units will enjoy open views, even though The Arden’s blocks are only 5-storeys high.
The Arden is just a short jog to the rail corridor that connects to Bukit Timah Nature Reserve or Bukit Batok Nature Park. To further enhance the region’s affinity to nature, the Urban Redevelopment Authority has planned future upgrades to the Public Cycling Network that will link the entire Bukit Panjang area to the various national parks.
Instead of taking the LRT for one stop, walking to Bukit Panjang MRT station isn’t a bad option either since it’s only about 10 minutes away (750m). Alternatively, take the LRT in the opposite direction to reach Choa Chu Kang station on the North-South Line.
The bus stop outside The Arden offers a good selection of 12 different bus services that can take you to Bukit Panjang station or towards the west and central Singapore.
For motorists, there are also two speedy paths to expressways – Woodlands Road to the Kranji Expressway, or Bukit Panjang Road to the Bukit-Timah Expressway.
The Arden is nicely surrounded by several secondary-and-above institutions, namely Teck Whye Primary and Secondary, Fajar Secondary School, Institute of Technical Education (ITE) College West, and Jurong-Pioneer Junior College.
Being a smaller development away from the city centre, The Arden will provide a more serene , natural environment, not to mention at more affordable prices (to be confirmed). A lower buy price also more easily translates to a better rental yield, and with more public upgrades expected in the near future, Bukit Panjang can easily become the next hottest town.

If you’re secretly clamouring for more fun on the beach, then the east coast District 15 has some of the hottest new properties to look for in 2022. Amber Sea and Nyon are two highly anticipated launches in the new year, but we’d like to recommend one that is a touch above the rest.
Meyer House is close to completion, and is a highly exclusive development of only 56 units, many of which are still available. It faces the communal Meyer Park, alongside Meyer Road, which in turn has direct access to East Coast Park and its sandy beaches.
All units are accessed via their own private lifts, meaning to say there is a separate lift for each of the units at Meyer House. And this is where the development truly shines above others: the smallest 3-bedder unit is at an astounding 1862 sqft, a size that easily equates to 4 or 5 bedrooms in other condos.
Although not a short walk, the Katong food haven and Parkway Parade mall are short drives away, or you could just head downtown to Suntec City or Raffles City for even more options.
Drivers will love the immediate connection to either the East Coast Expressway or Kallang-Paya Lebar Expressway, both of which will link up to the west or northeast of Singapore. Residents will also be happy to know that the new Amber MRT station on the Thomson-East Coast Line should be open in a couple more years.
Because Meyer House is built in the midst of landed homes and condos, the nearest bus stop is on Mountbatten Road, a 5 minute walk away. The bus services there can easily get you to Orchard Road or the Central Business District within 30 minutes.
The closest schools are some of the most reputable in the country, with Dunman High School and Chung Cheng High School (Main) just over 5 minutes drive away. Tao Nan School, a highly sought-after primary school for many parents, is within the 2km radius that qualifies for priority admission. According to One Map, only Tanjong Katong Primary resides within the 1km radius for Meyer House.
Meyerhouse bucks the trend of increasingly cramped private properties and offers abundant space, all for a price of course (about $4.4 million for a 3-bedroom). The high price point will exclude many interested buyers, but for those who can spend, Meyer House offers a splendid mix of luxury, exclusivity and comfort that is often only reserved for landed homes.

While not much is known about this project, its name, facilities, and price, we do know it will be on a site along Tanah Merah Kechil Link, which is just minutes walk away from Tanah Merah MRT interchange.
Tanah Merah may not have its own attached mall or integrated hub, Tanah Merah is the crossroads to take a direct train to Changi Airport, and also one stop away from Changi Business Park, where many big multinational companies have set up offices.
