Property News: Up to $110,000 Housing Grants for Resale Flat Buyers

Are you planning to buy your dream home? If you are considering to buy a resale flat, we have good news for you!

Subjected to your income fulfilling HDB’s rules and regulations, purchasing a resale flat from the open market will allow first-timers up to $110,000 of housing grants, including up to $50,000 of CPF Housing Grant, up to $40,000 of Additional CPF Housing Grant (AHG) and $20,000 in Proximity Housing Grant (PHG).

Are you eligible for these housing grants?

Criteria for CPF Housing Grant:

To qualify, you must not:

  • Be the owner of a flat bought from HDB
  • Have sold a flat bought from HDB
  • Have bought an Executive Condominium (EC), Design, Build and Sell Scheme (DBSS) flat or an HDB resale flat with CPF Housing Grant, or taken over ownership of such flat or EC
  • Have transferred the ownership of a flat bought from HDB, or an HDB resale flat bought with a CPF Housing Grant
  • Have ever taken other forms of housing subsidy, such as Selective En bloc Redevelopment Scheme benefits or privatisation of Housing and Urban Development Company (HUDC) flats

Criteria for Additional CPF Housing Grant (AHG):

  • All must be first-timers – this applies to everyone that will occupy the flat
  • Type of flat applied for must be a 2-room Flexi or bigger
  • Applicants must have a maximum income ceiling of $5,000
  • Your spouse (and you) have been employed for a total of 12-months or longer
  • Applicants must not own any existing properties
  • The lease on the flat must be 30 years or more


Criteria for Proximity Housing Grant (PHG):

In order to encourage mutual care and support within families, the PHG allows more Singaporean citizen families and singles to buy a resale flat to live within a 4 km radius or close to each other from their parents’ or children’s home.

  • You must be a Singapore Citizen, or your family nucleus should consist of at least another Singapore Permanent Resident or a Singapore Citizen
  • Married couples must be aged 21 years or above, and singles must be aged 35 years or above if applying under other schemes like the Single Singapore Citizen Scheme
  • You must not have previously received the PHG
  • The lease on the flat must be 30 years or more
  • Your parents or child (single child must be aged 35 and above) who assisted you in qualifying for the PHG need to keep living together with you in the resale flat you intend to buy, or living in an HDB flat or a private property, which is within 4 km of the resale flat you intend to purchase
  • At least one of the parents or child assisting the grant applicant to qualify for the PHG must be a Singapore Permanent Resident
  • The private property must be owned by immediate family members including child or adopted child, siblings, parent(s) or parent(s)-in-law, if your parents or child does not own it
