Kingsford Hurray Development’s latest project, Normanton Park, packed quite a punch in the private non-landed residential market last month. 80% of its 600 residential units sold at an average price of $1,750 per square foot (psf), during its 13-day preview last month. The demand was driven primarily by Singapore Citizens and Permanent Residents, who were both owner-occupiers and investors.

Analysts have noticed the market for private non-landed homes continued to strengthen last month as sales volumes and prices continued to climb for a sixth straight month. Prices may continue to rise if the demand persists and the limited, remaining supply of Normanton Park’s residential units decrease. Before this happens, investors and buyers should consider making their move.

Normanton Park is quite an obvious choice for property investment as market sentiment continues to be positive. That is, following the initial no-sales license drama with developer Kingsford Hurray, who failed to meet the requirements for building works from its previous development, Kingsford Waterbay.

Its rich history-previously built as affordable housing for Singapore Armed Forces (SAF) back in 1997-can be an attractive benefit for home buyers and investors as it proves Normanton’s Park redevelopment potential.

There are one- to -five-bedroom apartments and penthouses, as well as villa homes available at the 1862-unit development, the only large development in a neighbourhood characterised by low-residential estates. Transportation at Normanton Park

Normanton Park residents have various forms of transportation to choose from: Multiple buses connect residents to MRT stations, the two nearest being Kent Ridge and Haw Par Villa. These MRT stations provide access to the rest of the Circle Line, as well as the North-South and East-West Lines.

However, one thing to note: Although there are multiple forms of transportation available, its sheer size makes it difficult to get to the bus stop or even outside of the development. Especially if the unit is located far from the slip roads that connect to AYE.

On top of transportation convenience, Normanton Park is also surrounded by a wide variety of amenities, including educational institutions, shops, and parks.
