Although finances play the largest role in buying a home in the Philippines, fulfilling what you and the people you live with need and want out of a residence is what drives the search. Pinpointing what these considerations are before you begin is important in allowing you to find the best home for you and your family sooner rather than later, as well as save you the stress of being stuck with a property you later on realize does not quite meet your household’s requirements.

Where does my family want to reside?

“Location, location, location.” As overused as it seems, this saying continues to be the most given advice to people aiming to buy a property. When purchasing a home for the family, deciding where the place is at becomes doubly important, as the priorities, lifestyles, and daily routines of everyone in the household has to be taken into account.

Pandemic and stay-at-home orders notwithstanding, is the home you are contemplating on buying easy to get to and from your office? Your children’s school? Are healthcare facilities and other emergency services also relatively accessible to the property? Is the home in a city/community/neighborhood that has little to no crime and is family-friendly? Along with the actual geographical location of the property you want, these and other similar questions are those you’ll need to ask and have answered to determine if you are looking for the place that is best for your family.

What kind of home do we want to live in?

In line with choosing a location is the type of home you want to live in. A place’s population and overall setting often dictate the type of residences that is most common within. For example, most homes for sale that are located near or within a central business district are condos or apartments in high rise developments, since there isn’t as much available land in densely populated cities.

Conversely, the more suburban or rural neighborhoods are the ones with land that can accommodate houses and lots or townhouses. Taking these into consideration is important given the possibility of having to include a compromise with your choice, in that a larger house and lot for sale can provide you and your family more space, but maybe slightly more of an effort to get to and from important places. Condos for sale on the other hand would mean you’ll settle for less space, but likely be in a home that is nearby modern conveniences that your family can better enjoy.

How much space do we really need?

No matter the type of property, square footage equals money. This makes it important to know how much space you want or need, and how much you can actually afford. If you are a family of at least three, a studio apartment is likely not enough. Then there’s the matter of not only being able to live at home but, especially in this day and age, also having the room to work or study at home.

Apart from your indoor considerations, there are also those outdoors that you have to keep in mind. These include a yard which kids and pets can spend time in if you happen to prefer a house and lot, or access to common areas if you’d rather live in a condominium development. There’s also parking space to be thought of because you’ll likely also aim to have a car to drive the family around in. Suffice to say, greater space means much more family-friendly, although it isn’t limited to what’s inside the house.

Are pets allowed?

‘Family’ isn’t just limited to people we’re related to or are close with, and for many includes pets. While homeownership more often than not leaves you with the choice if there are to be cats, dogs, or other animals in your home; this may not always be the case based on the property you own. For instance, while you own a condo unit, the community it is in may not allow for pets.

This can sometimes also be the case in some subdivisions, where some animals are allowed, like the typical cat or dogs, but nothing exotic or dangerous. Then there is the other side of the coin, where you or someone in your family is allergic to certain animals and would have a better experience living in a community where pet ownership is restricted.

What amenities will my family enjoy?

Indeed, homes have gone beyond just living space, and many modern developments include common amenities that are for the exclusive use of residents. While it is often assumed that these are mostly in condominiums and apartments, a myriad of amenities are also available in several new subdivisions and residential villages, and are often among the big selling points for property developers.

If you happen to be thinking of buying a home in modern development, take the opportunity to make sure it best fulfills the living experience for you and your family by choosing one that offers most of what they can enjoy. Conversely, also consider amenities you can live without, since the more amenities there are, the higher the home’s price may be, and there would also be a larger property management fee to pay regularly for the upkeep of said amenities.
