LIV @ MB is an upcoming new launch condominium in District 15 that promises to bring a modern twist to the old school neighbourhood. Occupying the very spot where Katong Park Towers used to stand, this 99-year leasehold is built upon estate land acquired by developers at Bukit Sembawang Estates Limited via an en bloc sale of $345 million.

Bukit Sembawang Estates is known for their extensive portfolio of critically acclaimed, multi-generational homes. Pricing, investment value and transaction history

Despite being a relatively old neighbourhood, District 15 is still attracting buyers and investors. Its status as an established and iconic estate continues to keep transactions flowing, with some of the most recent purchases involving condos that were built in the early 2000s, or even the 1990s.  

Over 75% of the units were sold during the launch weekend at an average price of $2,387 psf. This is the second new launch project in 2022 to achieve over 70% of its to be sold in its launch weekend.

Note that the highest transacted price for Amber Park was an anomaly, with a larger proportion of homes being sold within the $2,400 ~ $2,600 range.

Located along 114A Arthur Road, residents will be able to access the upcoming Katong Park MRT station within 4 minutes on foot.

Located along the highly anticipated Thomson East Coast Line, the station is expected to link residents to the Downtown Line via Sungei Bedok MRT, as well as the North South Line and Circle Line via Marina Bay MRT come 2025. 

With international borders finally opening up, those who wish to scratch that travel itch will be excited to know that they can drive down to Changi Airport via the ECP in just 12 minutes.

15km park connector and revitalisation of the kampong spirit

Marathon cyclists and runners can look forward to training along a 15km corridor once the park connector between Changi Beach Park and East Coast Park that was recently completed in January 2022.

The newly revamped i12 Katong, formerly known as Katong Mall or Katong People’s Complex, houses local favourites such as Malaysia Boleh and Signature KOI, and is complimented by contemporaries such as Scoop Whole Foods and Climb Asia.

Rounding up the selection of malls are Parkway Parade, Roxy Square, and Katong Plaza, all of which have a legacy of their own after having been on the local scene for several decades throughout Singapore’s growing years.

A favourite amongst the local Malay community, the beloved Tanjong Katong Complex will unfortunately be closed for renovation from the second half of 2023.
