If you’re one of the many who are looking to purchase an HDB flat, don’t fret – there are CPF Housing Grants that could assist you in doing so. The eligibility requirements offered are flexible, and so people from all kinds lifestyles and situations can apply.

To support Singaporeans in buying a flat, HDB provides various housing grants to eligible flat buyers. The housing grants are applicable for flat applications received from Sep 2019 sales launch onwards.

Ministry of National Development (MND) and the Housing & Development Board (HDB) introduced a new Enhanced CPF Housing Grant (EHG) to replace the existing AHG and SHG. To benefit more first-timer home seekers, the EHG will be made available to eligible buyers, regardless of whether they purchase a new or resale flat. There are also no restrictions on flat buyers’ choice of flat type and location.

Eligible first-timer families will be able to enjoy an EHG of up to $80,000 when they buy a flat that can cover them and their spouses to the age of 95. This change ensures that all Singaporeans will be able to live comfortably in a home that can last them for life.

1. First-timer Applicants

If you are applying for a flat as a first-timer household, you may be eligible for the Enhanced CPF Housing Grant (EHG). You and/or your spouse/ fiancé(e) are employed at the time you submitted the flat application, and have been continuously employed for the 12 months prior to the flat application

2. Second-timer Applicants

The Step-Up CPF Housing Grant is available to eligible second-timers applying for a second subsidised HDB flat.

3. First-Timer and Second-Timer Couple Applicants

As a couple comprising a first-timer and second-timer (FT/ ST couple), you may be eligible for the Enhanced CPF Housing Grant (EHG) (Singles). You and/ or your spouse/ fiancé(e) are employed at the time you submitted the flat application, and have been continuously employed for the 12 months prior to the flat application

4. Non-Citizen Spouse Scheme

When applying for a flat under the Non-Citizen Spouse Scheme (NCS), you may be eligible for the Enhanced CPF Housing Grant (EHG) (Singles). You and/or your spouse are employed at the time you submitted the flat application, and have been continuously employed for the 12 months prior to the flat application

5. Single Singapore Citizen Scheme

As a first-timer single Singapore Citizen (SC) who is 35 years old or above, you may be eligible for the Enhanced CPF Housing Grant (EHG) (Singles). You must be employed at the time you submitted the flat application, and have been continuously employed for the 12 months prior to the flat application

6. Joint Singles Scheme or Orphans Scheme

Single Singapore Citizens (SCs) who are 35 years old or above may be eligible for the Enhanced CPF Housing Grant (EHG) if they are applying for:

  • A new 2-room Flexi flat in a non-mature estate under the Joint Singles Scheme
  • A flat (regardless of flat type) under the Orphans Scheme

To qualify for Joint Singles Scheme or Orphans Scheme, at least one applicant is employed at the time of submitting the flat application, and has been continuously employed for the 12 months prior to the flat application.

For all these housing grants, the flat that you are planning to buy must have sufficient remaining lease of 20 years or more.
