Right off the bat, the best thing about the high-end CanningHill Piers is its prime location: along River Valley Road, in prestigious District 6.

Built over the former Liang Court site, the two residential towers of CanningHill Piers will boast stunning Singapore River and skyline panoramic views. It will be launched on 19 November 2021.

CanningHill Piers will offer connectivity to the Central Business District, world-class retail therapy in Orchard Road, thriving nightlife at Clarke Quay/Robertson Quay, and the green tranquillity of Fort Canning Park, among others.

Many expatriates love the River Valley area too for its proximity to childcare services, good schools and choices of children-friendly places.

From an investor’s perspective, this is looking up to be one hot property to add to the portfolio.

And from the indicative pricing of units, the low quantum should be attractive to investors seeking higher rental yields in a location which typically attracts upwardly mobile tenants.

About CanningHill Piers

From a capital gains perspective, CanningHill Piers is one hot investment to consider.

The redevelopment of Liang Court

In 2019, the former Liang Court site was purchased by consortium partners CapitaLand, City Developments Limited (CDL), and Ascott Residence Trust at $400 million. Redevelopment is a 99-year leasehold, mixed-use development comprising both residential and commercial spaces, a hotel operated under the Moxy brand by Marriott International and the Somerset-brand serviced residences.

CanningHill Piers and the Somerset serviced apartments are expected to be completed by the second half of 2024, followed by Moxy in 2025.

CanningHill Piers comprises two residential towers: At 180 metres, the 48-storey tower will be the tallest development along the Singapore River, while the 24-storey block stands at 100 metres overlooking Fort Canning Hill.

They are connected by a sky bridge on Level 24, which features a wide range of facilities such as a gym, infinity lap pool, dining hall and lounge cum function room. More amenities can be found on Level 3, where an outdoor jogging track, a bouldering wall and an adventure-themed children’s play area can be found among lush greenery.

There’s also a luxurious clubhouse spanning over 1,900 square feet (sq ft) on Level 45, offering an unobstructed view of Marina Bay.

The new launch condo houses a total of 696 units, with a mix of 1-5-bedroom premium apartments, including suites and penthouses with sky views that range from 410 to 8,950 sq ft in size.

Why CanningHill Piers is a hot development to watch

1. New launch condo units in River Valley have a high take-up rate

Martin Modern and RV Altitude are two developments located in the same area as CanningHill Piers which have successfully sold all units since its launch, based on Ohmyhome research and the Urban Redevelopment Authority’s (URA) developer sales.
