United Venture Development (2021) has announced plans to build Amo Residence, a city-fringe 99-year residential condo development. It sits on 136,481 sq ft of land across Ang Mo Kio Avenue 1. United Venture Development is a venture group that consists of three property development stalwarts, UOL Group, Singapore Land Group, and Kheng Leong Company, which have a 60:20:20 ownership of the project respectively. 

The Urban Redevelopment Authority (URA) opened tender for the highly contested land parcel on 26 November 2020 and closed on 25 May 2021 after United Venture Development beat out 14 other competitors with a winning bid of $381.4 million This translates to $12,031 per sq m of gross floor area. 

The site oversees the western entrance of Bishan-Ang Mo Kio Park and is surrounded by a healthy mix of local schools, nature trails and public amenities. Amo Residence promises convenient and balanced living for those who are looking to move into the Ang Mo Kio area. In the pipeline are neighbourhood upgrades which include lengthier cyclist tracks and additional transportation nodes.

New upgrades for Singapore’s first cyclist town 

The 4km loop interlinking Ang Mo Kio Avenues 1, 3 and 8 formed Singapore’s first model for walking and cycling towns back in July 9 2016. The project was conceptualised and executed jointly between the URA and Land Transport Authority (LTA) with the goal of reducing residents’ reliance on private vehicles for intra-town movements. Thus far, town residents have been able to move between Ang Mo Kio MRT Station, Ang Mo Kio Swimming Complex and Ang Mo Kio Town Centre in a matter of 10-15 minutes.

Ang Mo Kio is part of the list of established Northeast towns, such as Serangoon and Hougang, that have been chosen for major upgrades under the URA’s master plans. According to which, an additional 16km of pedestrian and cyclist paths will lengthen the existing 4km loop by the end of this year. 

Ang Mo Kio residents can look forward to direct, car-free paths towards neighbourhood centres such as Ang Mo Kio Community Centre, Teck Ghee Community Club and Marymount Community Club. The additional paths will make any part of the neighbourhood accessible in less than 20 minutes while simultaneously promoting healthy, low-carbon living. 

Quick nature getaways at your doorstep

Those who fancy a breath of fresh air through their afternoon lunch break or evening jog can step out to Bishan-Ang Mo Kio Park, one of the largest urban parks in the central region. The park’s iconic canal, which has been naturalised to blend in with the surrounding grassy slopes, is a great place to spot fish, local bird species such as the Purple Heron and even the nation’s beloved otters. Within the park is also an allotment garden for residents to grow their own vegetables and a butterfly habitat home to 30 species of butterflies.

More nature trails can be found both westwards and eastwards of Amo Residence. Simply hop on a bicycle to get to the 50-hectare Thomson Nature Park in 10 minutes, where you may find ruins of a former Hainan village which have been preserved along the trail. Both heritage and wildlife are respected here as the park is also home to the critically endangered Raffles’ Banded Langur monkey. 

In the Northeast direction is Ang Mo Kio Town Garden West, accessible after a 7-min bike ride. The park’s varied mixture of tropical plants such as the white blooms of Dillenia and purple flower clusters of Vitex will no doubt be a delight for the eyes, as will the 360 vantage point of the garden that hikers will be rewarded with once they reach the top of the 120-step staircase.

Connecting Ang Mo Kio to other parts of Singapore

Ang Mo Kio MRT station will be transformed from a single-line station to an interchange once the Cross Island Line (CRL)’s first phase is completed in 2030. At present, residents need to travel for 60 minutes along a convoluted path of MRT transfers and bus rides to get from Ang Mo Kio to Loyang. That time will be reduced to a mere 30 minutes once the direct track between Ang Mo Kio MRT and the upcoming Loyang MRT station is complete. 

Similarly, residents will be able to reach Hougang MRT in just three short train stops instead of taking a 30 minute bus ride from Ang Mo Kio Station Exit B. The line will also connect residents to the newly built Lentor and Mayflower MRT stations via Bright Hill interchange, making Ang Mo Kio a truly centralised intersection in the Northern region of Singapore.

Residents who are interested in a bit of local history may note that the upcoming town near Lentor MRT is also close to one of Singapore’s earliest residential neighbourhoods for public servants. Fittingly named Teachers’ Estate, it was bought by the Singapore Teachers’ Union in 1967 to help develop affordable housing for public school teachers back then. 

Plenty of schooling options leave families spoilt for choice

Kindergarten

Literally on the outskirts of Amo Residence is Kids and Kins Child Care Centre, a family-focused kindergarten established in 1989 that places a strong emphasis on parental involvement, language and motor skill development during this crucial stage of a child’s life. Parents will not have to worry about making additional transportation to bring their young kinders to and from school thanks to the centre’s proximity.

Primary schools

The neighbourhood area surrounding Amo Residence has to have some of the highest concentration of public educational institutions in Singapore. CHIJ St Nicholas, Mayflower Primary and Ang Mo Kio Primary are all within 1.5km of the condo development, with Ai Tong School just a little further down south at 1.8km. 

Secondary schools

Graduates from Mayflower Primary and Ang Mo Kio Primary can then move onto their respective affiliated secondary schools which are conveniently located in the neighbourhood as well. Notably, Mayflower Secondary School is just 400m from the gates of Amo Residence, a distance that can be covered in just 5-minutes on foot. Additionally, Former Bishan Park Secondary and Peirce Secondary also provide respectable schooling options that also fall within the 2km radius of the condo. 

Students who are planning to read a third language at the secondary or junior college level will be pleased to note that MOE Language Centre (Bishan) can be reached by simply taking bus services 132 or 165 to Ang Mo Kio MRT station before making a quick one-stop transfer. The centre offers programs for French, German, Japanese and Spanish as well as mother tongues spoken widely in Singapore and the region.

Through-train programmes and post-secondary institutions

Finally, while slightly further away at 2.9km, Catholic High provides a nearby option for students who are considering the Joint Integrated Programme (JIP). Graduates from Catholic High will be offered a place in the newly established Eunoia JC without having to sit for the national ‘O’ Level exams.

Speaking of Eunoia JC, the futuristic campus can be accessed via a 20-minute route that cuts through BIshan-Ang Mo Kio Park, providing students with a relaxing view of nature before and after their schooling days. Buses 71 and 76 also provide somewhat direct routes to Anderson-Serangoon Junior College, which is conveniently flanked by Ang Mo Kio library and Yio Chu Kang Active SG Gym to provide students with much needed study spots or stress relief after classes.

Slightly further East of Anderson-Serangoon Junior College is Nanyang Polytechnic and ITE College Central, rounding up the institutional offerings in the area to form one of the most comprehensive lists of schools. Parents can rest assured knowing that there will more than likely be a course and institution that aligns with their child’s natural aptitude and areas of interest, no matter what they may be.

An endless selection of affordable food options

Those who remember Ang Mo Kio as a hub for hearty, affordable dishes that make them feel at home will not be disappointed with the options peppered throughout the Ang Mo Kio neighbourhood. Nearly all Avenues from 1 to 10 feature local treats for less than $5, an increasingly rare phenomenon especially during this time of rapid inflation.. 

Lao San Kway Chap and Eng Ho Hokkien Mee, for example, serve local favourites for just $4. Yunos N Family, which reviewers say whip up some of the best Mee Rebus in Singapore, sell their bowls of delectable Malay cuisine for just $3.50. And that’s just the beginning. From Hong Kong-inspired Chee Cheong Fun to Penang-style Prawn Mee, there’s literally something different to try at Ang Mo Kio every day.

And if you’re looking to spice things up with foreign cuisine, Takagi Ramen provides localised versions of ramen bowls that do not compromise in terms of taste whatsoever. True to their slogan of making ‘Ramen for the Average Singaporean’, nearly their entire menu goes for less than $10. 

Of course, let’s not forget the lazy afternoon brunches that have become quintessential to the cosmopolitan Singaporean diet. There’s no shortage of alfresco-dining experiences along Bishan-Ang Mo Kio park, with places such as Burger Bistro and Canopy Bishan providing iconic dishes such as Mala Xiang Guo Burger and Espanol Bomba Rice respectively. 

Finally, homemakers will be delighted to note endless varieties of produce, spices and ingredients can be found at the nearby Sheng Siong Supermarket, Kebun Baru Market and Food Centre as well as Fairprice Xtra @ Ang Mo Kio Hub. Once again, the range of supermarkets presents residences with all the options ranging from the affordable and nostalgic to the bougie, higher-end offerings for fancier nights.
