Pasig City is many things to many people, but that’s because the city has a lot to offer. The city took its name from the mythical river that flows across Metro Manila. It’s now home to around 800,000 Filipinos captivated by its versatility, business-friendliness, and environmentalism. A formerly rural settlement, Pasig turned into a residential, business, and industrial powerhouse. It currently ranks 9th in the list of the Philippines’ most highly urbanized cities. So before looking elsewhere, try checking a property for sale in Pasig.

Buyers looking for a new house and lot or condo unit should think about checking out a property for sale in Pasig. Different buyers want different things. Some prefer a conveniently-located condominium unit near their place of work. Others want entry to a posh subdivision that befits their newfound status. Still, others prefer easy access to the neighboring Rizal province for escape during the weekends. Whether you prefer those things or something else, there’s something for everybody in Pasig City.

In fact, below are four reasons why you should be looking at properties for sale in Pasig:

1. Access to Everywhere Else

Located in the Eastern Part of Metro Manila, Pasig is bordered by its sister cities in Metro Manila:  Quezon City and Marikina up north, Mandaluyong and Makati in the west, and Pateros and Taguig in the South. Eastward, Pasig serves as the gateway to the province of Rizal, which offers weary urban warriors a quick escape to the countryside.

Pasig’s strategic location makes it an ideal stop for Metro Manila’s transport routes. Major roads such as C-5, E.Rodriguez, Shaw Boulevard, Ortigas Avenue, Julia Vargas, and Meralco Avenue traverse through Pasig and serve thousands of commuters daily.

2. Business, Residential and Industrial – Pasig Has It All

Pasig is home to one of Metro Manila’s most thriving business districts: Ortigas Center. It started as a nondescript location for a few buildings that housed the main offices of prominent companies in the 1970s and 1980s. Forty years later, Ortigas Center is a powerhouse business district that’s home to multinational companies, local ventures, and business process outsourcing (BPO) centers. Providing support to these businesses are surrounding malls, dining establishments, recreation, and sports venues, and condominiums.

Despite its business label, Pasig remains home to posh subdivisions located at the fringes of the business district. Chief among these residential neighborhoods are the Valle Verde subdivisions, whose property values can run into P200,000 per square meter or more. Other lower-price value subdivisions also dot the easternmost Pasig landscape, offering suburban houses and lots that are minutes away from Rizal province.

In addition, Pasig also maintains a number of industrial areas that are home to a number of manufacturing companies. This includes the Manggahan Light Industrial Park, which houses units of major companies like Unilever and San Miguel Corporation.

3. It’s Easy To Be Green in Pasig

For the environment-conscious Filipino planning to plant their family roots, Pasig is a great choice as it’s one of the country’s top locations that embraces the green initiative. Aside from beefing up its ability to mitigate disasters from natural calamities such as floods and typhoons, Pasig also embarked on a massive program to counter the effects of pollution and climate change.

In fact, the city government launched a massive program to improve the environment and  reduce dependence on fossil fuel. Apart from its aggressive clean and green programs

the city encourages ride-sharing to save on fuel and reduce traffic. It also imposes carless weekends in the business district. The city also redesigned many areas to accommodate bike and pedestrian-friendly routes. Also, Pasig is a champion of the environment with its no-nonsense waste management program as well as other initiatives.

4. Real Estate Prices Are a Great Value

If the above three reasons have yet to convince you of Pasig’s great value, check out the prices of real estate in the city. Let’s compare real estate prices between Pasig and Bonifacio Global City, which houses a similar business district layout that’s located southeast of Metro Manila. According to Numbeo, the average price per square meter of city center properties for sale in Pasig is ₱151,666.67. This is way less than what BGC has currently going at ₱246,666.67! For residences outside the business district, the difference is even greater. Buying property in Taguig outside the city center costs on average ₱190,000! For properties for sale in Pasig, it’s less than half at ₱62,500.

At the same time, Pasig offers a multitude of options other than condominium units. Besides the ultra-posh residences in the subdivisions within Ortigas, the city also offers house and lot options that cater to different lifestyles and budgets. With Pasig, it pays to take a look around in order to score a great deal.
