There’s a lot of firsts going around Tengah Town. Not only is it Singapore’s first smart and sustainable town, it is also home to the first executive condominium (EC) to be awarded the Green Mark Platinum Award by BCA and the first EC to be launched in the wake of the new cooling measures, which took effect end of September.

We’re talking about none other than…

Copen Grand EC.        

The new 99-year development by CDL was launched just this month, with 639 units on offer. They range from a 807 sq ft 2-bedroom + study unit priced from $1.08 million, to a 1,722 sq ft 5-bedroom premium starting from $1.88 million.

Are these prices worth it? Let’s consider these 6 factors to find out.

Accessibility: 3/5

In a small city like Singapore, getting around town is not that hard. There are MRT lines connecting you everywhere, though those stations are not always that close to home.

Numerous MRT stations are within a 5-6-min walk and accessible from all sides of the development. These include Tengah, Hong Kah, and Tengah Plantation MRT which will easily connect you to the North-South line and East-West Line. There’s an integrated bus interchange in the works as well.

But proximity to public transportation aside, Tengah is still about an hour away from the city. It’s a 30-35-min drive to the PIE, CBD, and Changi Airport. This shouldn’t concern you too much if you don’t frequent the city, but it’s still a notch off the ratings in our books.

That said, there are plans for Jurong East to be Singapore’s second CBD. And by the time you can actually move into your home and into Tengah Town, that might be well on its way and you’ll be as close to the “city” as central residents are. 

Condo Facilities: 5/5

At Copen Grand EC, you won’t have to worry that the grass is greener on the other side, because there’s plenty of green to go around the development. It’s teeming with lush greenery, as well as various water courts and swimming pools to drive the heat away. 

It also harnesses solar power to provide partial energy replacement for its many clubhouses, function rooms, and even the swimming pool and gym. 

There are a good number of EV charging stations and bicycle lots within the development for you to use and maintain your carbon-lite and fuel-easy lifestyle.

And here’s what we love about the EC’s design: Copen Grand also cleverly positions its stack of units to face away from the west-facing sun, which can get unbearable in hot and humid Singapore, especially at noon. 

It’s genius and considers a majority of buyers’ sentiments about west-facing units. 

More than these, Copen Grand comprises many sports and exercise facilities, playgrounds, swimming pools, and an assortment of studios, entertainment rooms and clubhouses.

You’ll find a 50m lap pool, a hydro pool, a play pool, and greenscapes galore, including a dedicated floral canopy, which makes for a gorgeous setting for 2 pools and the central lawn. There are all kinds of gardens as well, and various exercise facilities. There’s a fitness corner, an exercise lawn, a gym, a sports pavilion, and a tennis court.

Those into wellness will be glad to find a yoga studio and a dance studio, which could potentially double as event spaces as well. Though there are already plenty of function rooms, clubhouses, entertainment rooms, and game rooms for you to host birthday parties, gatherings, family reunions or simply hang out with friends. And if you have furry friends, you’ll find a whole corner dedicated to pets at Copen Grand as well.

And we can’t forget the co-working spaces and study pods — these are a great addition to the condo facilities and a staple in today’s remote-work landscape. 10/10 for those who still have a work-from-home arrangement. 

Another thing we love: sheltered walkways all the way to the bus stop. So you won’t have to worry about getting drenched in the rain to and from work. 

Supermarket/ Dining Options: 3/5

There are a good number of your standard eateries in the HDB neighbourhoods nearby, though nothing particularly of note. But we’re sure there will be more dining spots open in Tengah Town once it’s established. There’s a planned Town Centre that’s minutes away from Copen Grand, right beside Tengah MRT.

There are more restaurants in Jurong East, specifically at Le Quest Shopping Mall, Westgate, IMM, JCube, and JEM. These malls are also full of lifestyle amenities, with tons of retail stores and entertainment options, including two cinemas and an ice skating rink.

  • Jurong Lake District 
  • Nanyang Technology University
  • Shuqun Primary School
  • Princess Elizabeth Primary School
  • Rulang Primary School

Healthy Living: 3/5

There will be a Forest Corridor nearby and various parks in certain pockets of Tengah Town, but there is Jurong Lake Gardens, Bukit Batok Hillside Park, and Bukit Batok Nature Park for you to visit. You can also visit Bukit Timah Nature Reserve in under 15 minutes by car. 

Quality of Fittings: 4/5

Before we even get into the fittings, the layout of the units at Copen Grand maximises space and aligned in a North-South facing direction for better cross-ventilation and away from the harsh rays of the sun. Already, this is a plus.

Combine its green features with smart technology and it ratchets up a notch as Copen Grand residents will truly know the meaning of convenience and ease of living while surrounded by understated luxury: 

  • Copen Grand units are designed with balconies and a good selection of glass specifications that minimises heat gain within.
  • Internal walls also use a special kind of paint that reduces indoor pollution (yay for your lungs!), and the materials were specially chosen to reduce the overall carbon footprint. 
  • Water-efficient fittings can also be found in all units. 
  • Energy-efficient everything: from air conditioners to lighting.
  • Pneumatic waste collection and disposal system, which basically utilizes a series of underground pipes to quickly transport refuse to a sorting facility. This also directly encourages recycling while making waste segregation easier as well.
  • Smart home features galore! From smart appliances to surveillance cameras and air-conditioners, to even the lighting, everything in your house can be remote controlled on your mobile device. 

Price Value: 4/5

Based on the above criteria, we would say that Copen Grand is worth the price. Although, in the face of a rising-interest-rate environment and the already tighter MSR limit of 30% for EC housing loans, you should consult a professional before committing to an EC purchase. 

With new residential projects, especially in a town that is also still years away from being completed, this is an investment in the future potential growth of the area. Essentially, it’s a waiting game.

Once more amenities and other developments have cropped up near Copen Grand and in Tengah, prices are sure to inch upward just in time for the unit to reach the typical 5-year MOP. 

There are upcoming developments in Jurong, including the Innovation and Lakeside Districts that could attract high-value talent — in R&D, tech, and manufacturing — and boost the value of homes in the area as well.
