About Chencharu Hills

Nestled along Lorong Chencharu in Yishun, Chencharu Hills is the pioneering BTO project in the Chencharu district.

The name “Chencharu Hills” pays homage to the project’s verdant surroundings and gently undulating landscape. Situated adjacent to a new park, the development retains an existing black and white bungalow, whose colonial charm is mirrored in the project’s red, black, and white facade.

Residents will enjoy a wealth of amenities, including a preschool, senior care centre, food centre, shops, and a minimart, all conveniently located within Chencharu Hills. Leisure and recreational facilities abound, with children’s playgrounds, fitness stations for adults and the elderly, precinct pavilions, and 2 Multi-Storey Car Parks (MSCPs) with rooftop gardens. The neighboring park further enhances the living experience with playgrounds, fitness corners, open lawns, sports courts, and a therapeutic garden. A heritage trail, interwoven with gardens and informative storyboards, invites residents to delve into the area’s rich history.

Future Prospects for Chencharu Hills BTO

Chencharu was first identified as a new housing area by the Urban Redevelopment Authority (URA) in June 2022. Two tenants in that area, including the Orto leisure park which housed prawning and longkang fishing ponds, vacated their premises last June to make way for redevelopment.

The Chencharu BTO project is set to be a landmark development, reflecting HDB’s vision of creating vibrant and sustainable living spaces for Singaporeans. With its comprehensive amenities, strategic location, and focus on sustainability, it promises to be a desirable choice for future homeowners.

An Overview of June 2024 BTO Projects

In addition to the Chencharu project, the June 2024 BTO exercise includes several other notable developments across Singapore. Here is a brief overview:

  1. Jurong East: This project will offer 1,070 units, making it the only development in the west for this exercise. It boasts good public transport connectivity and proximity to Pandan Reservoir, offering residents a scenic environment.

  3. Queenstown: The first BTO launch in this area in a decade, located near Holland Village, will offer 330 units. This project is expected to be highly sought after due to its prime location and excellent amenities, including proximity to Buona Vista and Holland Village MRT stations.

2023 BTO Application Rates

In 2023, the demand for BTO flats remained robust. Mature estates like Queenstown and Kallang/Whampoa consistently saw higher application rates compared to non-mature estates. This higher demand is largely driven by the established amenities, superior connectivity, and the prestige associated with living in mature estates. For instance, the Ulu Pandan Banks BTO project in Queenstown had an application rate of about 8 applicants per available unit, highlighting its popularity among homebuyers seeking proximity to the city and established facilities.

Non-mature estates, while offering lower application rates, still attracted significant interest due to their affordability and the potential for future development. Areas such as Tengah and Sembawang saw moderate application rates, indicating a growing interest as these regions develop.

2024 Outlook

Looking ahead to 2024, the trend of high demand in popular locations is expected to continue. The new Chencharu estate is poised to attract strong interest due to its strategic location near Khatib MRT station and comprehensive amenities. As the first BTO project in Chencharu, we could see high application rates, similar to mature estates, as it combines the benefits of a new development with excellent connectivity and planned facilities.
