While many of the more commonly known real estate developments in the Philippines are located within Metro Manila and Metro Cebu, other areas are not left wanting in terms of properties that are of great value.

just immediately up north of the aforementioned Metro Manila are places like Bulacan and Pampanga have emerged as ideal places to invest in a home and other properties, not only because of the areas’ relative proximity to the National Capital Region but also due to the continued development experienced by these and other similar communities.

Been hearing about the livability and/or investability of these and other areas but not sure where to start looking for property for sale? Allow Ohmyhome to offer some recommendations that will help get you started on buying a house for sale in the Philippines’ Northern Luzon area..

Pulilan, Bulacan

Located in the center of Bulacan Province, and about 50 kilometers north-west of Metro Manila, the municipality of Pulilan is presently enjoying a rise in real estate interest like most of the places within the province. Its proximity to the National Capital Region, coupled with its mostly-flat topography, makes it an ideal location for property seekers who want to own real estate of a considerable size, yet still also being relatively accessible to and from the metro.

The municipality is also known as an emerging center of trade and commerce in the region. As a matter of fact, according to the 2017 Commission on Audit Annual Financial Report, Pulilan had an annual income of Php 383.60 million, making it one of the richest municipalities in Bulacan and even Central Luzon. Real estate has expectedly followed, with houses for sale in Pulilan steadily appreciating in value and increasing in demand, which has been helped by new developments rising all over the municipality.

Among the most notable of these is Avida Parkfield Settings Pulilan.

  • A 22-hectare master-planned community, it features generously-spaced pocket parks and open spaces in a secure and private atmosphere.
  • Parkfield Settings features a variety of homes, ranging from two to three-bedroom bedroom designs. Prices range from just under Php3.8 million to just a little over Php6 million.
  • With the looming completion of the PNR Clark-Manila Railway Phase 1 by 2021, residents can come to and from Manila even quicker – with stations in Malolos, Guiguinto and Balagtas being located minutes away from the community.

Magalang, Pampanga

Further up north is the province of Pampanga, which is also seeing a rise in real estate demand as a result of the various developments in its different cities and municipalities. Among the latter is Magalang, a 1st-class municipality at the north-most of Pampanga and bordering the province of Tarlac. The town has a population of under 150,000, making it an ideal place for those who desire to escape the fast-paced hustle and bustle of city life and buy a house in Magalang.

Something of a religious capital, Magalang has a number of landmark churches, including the San Bartolome Parish Church. With as many as 23 schools in the municipality, buying a home in Magalang also means being in a town suited for raising children and teenagers. While experiencing continued progress, the locale manages to retain an old-world charm, with many heritage houses still lining its streets. Modern residential developments are strategically located and built to keep with Magalang’s laid-back atmosphere.

This includes Bria Magalang, located in the town’s Sto. Rosario Barangay.

  • It is accessible to nearby Mabalcat, Pampanga as well as Concepcion, Tarlac.
  • Property options in Bria Magalang include one and two-bedroom houses, with the latter featuring two designs to choose from. Prices start at Php520,000 to just over Php1.4 million.
  • A 29-hectare development, amenities in Bria Magalang include a playground, jogging path, a covered court, and an open basketball court.

Tarlac City, Tarlac

A first-class component city within its namesake province, Tarlac City is a good place to relocate to for those who want to be able to enjoy most of the conveniences available in cities but not be overwhelmed with residing in a major metropolitan area. Like the big cities, Tarlac has a number of schools, such as Tarlac State University and Don Bosco Technical Institute; as well as retail and lifestyle establishments that include SM City Tarlac, Plaza Luisita Mall, and My MetroTown Mall, among others.

Tarlac is able to differentiate itself from bigger cities because it offers a little bit more in real estate options, and is not limited to mostly condominiums like its counterparts in Metro Manila. The provincial capital features both condo and subdivision developments, providing a range of options for home-seekers who want to buy a house or condo in Tarlac City.

Among these various choices are the homes in Camella Tarlac.

  • Located two hours from Manila via SCTEX, the community is relatively easy to get to from almost anywhere in Central and Northern Luzon.
  • Features two and three-bedroom homes that sport varying Spanish-inspired architecture and range from Php3.5 to Php9.5 million each.
  • Amenities include a basketball court, a park and playground, a swimming pool, and 24-hour security.

These are but a small sample of what awaits you if you are considering living and investing in places in Northern Luzon. To view more properties for sale or rent north of the metro, visit Ohmyhome online or download the Ohmyhome app and look for homes anytime and anywhere.
