When searching for townhouses for sale, what factors do you look for? Of course, location will always be the great differentiator. Getting a home near your place of work and/or commercial and business centers is a plus. Having schools and medical centers nearby is also a good thing.

When it comes to location, Metro Manila is definitely a prime consideration. Apart from hosting the seat of government, the metropolis is home to a number of business districts and major commercial centers. In short, having a place to live in Metro Manila means being where the action is.

Quezon City is Where It’s At

With many of Metro Manila’s new projects focused on vertical living, it’s getting more difficult to find new and quality townhouses for sale within the capital. Among Metro Manila’s 16 cities, Quezon City stands out as among the last few areas where premium house and lot offerings are still available. As the capital’s largest city, QC has its share of business districts including Eastwood City, UP TechnoHub, and Eton Centris. The city also hosts a number of posh villages such as Green Meadows, Acropolis, Corinthian Gardens, La Vista, and New Manila.

It helps that Quezon City sits atop a number of major arteries and transport hubs. This includes the venerable Araneta Center, which connects Cubao to the rest of the capital and beyond. In addition, a new hub is emerging at the EDSA – North Avenue area where giant malls SM City and Trinoma reside. The metro’s multiple rail system will now close its loop and have a central terminal in the area by 2025. In addition, the new central station will also add the new MRT-7 line that extends rail services to Bulacan. Meanwhile, the country’s first subway system is also under construction, with Quezon City serving as the central destination

Looking for Townhouses for Sale in Quezon City?

As Quezon City continued to get busier, demand for housing increased. Because of this, many developers went for vertical projects in order to maximize space. Thankfully, a spate of new house and lot projects remain available within the city. As a result of a great movement in the 80s and 90s, northern Quezon City became alive with subdivisions catering to the upper-middle class market. Developments in barangays such as Fairview, North Fairview, Greater Lagro, and Sta, Monica continue until today. There, a great selection of townhouses for sale remains available for the intrepid homebuyer and investor.   One project is generating interest due to its bold decision to mix modernity with sustainability. Kommuno Properties introduces The Alcove, a distinct community in Sta, Monica, Quezon City.

One project is generating interest due to its bold decision to mix modernity with sustainability. Kommuno Properties introduces The Alcove, a distinct community in Sta, Monica, Quezon City.

Kommuno’s The Alcove

The Alcove presents itself as a different kind of community. Instead of the usual development that favors its residents and owners, The Alcove also remembers to stay environmentally respectful. Every design aspect considers its impact on the local community and the environment. In short, The Alcove declares itself as a modern Filipino urban resort community that offers sustainable and smart living amid a breathable environment.

The Alcove features a limited number of 3-story townhomes, each featuring 3 bathrooms, 2-car garages, and balconies. The developer plans to keep the design open to buyers for common areas such as living rooms and dining areas. As a testament to privacy and exclusivity, residents will enjoy private access to The Alcove’s swimming pool, clubhouse, fitness gym, gardens, and play areas.

Why We Like It

There’s plenty to like about The Alcove, especially its decision to leave as little environmental footprint as possible. Once operational, the entire community will utilize efficient energy and water consumption. Whenever applicable, The Alcove will also explore the use of alternative energy to lessen dependence on fossil fuels as well as encourage proper waste disposal. To save water, each home will also feature low-flow plumbing.

Kommuno also commits to using quality building materials during construction. Residences and amenities will incorporate natural ventilation in their designs. Today’s homebuyers are overwhelmingly in favor of doing their share for Mother Earth, so this initiative by Kommuno makes it very appealing for first-time homebuyers and investors. In fact, the developer went the extra mile by offering solar panels and urban farming kits for willing families. Meanwhile, work-from-home practitioners and small business owners can have SOHO spaces built within their properties.

Location is also a great come-on for The Alcove. The rapid urbanization of northern Quezon City necessitated the creation of a commercial center within the area. Instead of traveling south to find malls, business centers, and retail shops, plenty of establishments went up almost overnight. Thus, nearly all major mall operators, BPO centers, banks, and retail outlets are only a few minutes from The Alcove. The same goes for excellent schools, medical centers, and recreational facilities.

Things to Consider

Scheduled for completion by year’s end, investors and homebuyers have to take action soon to avail of pre-selling rates. Prices start at P9.7 million for a 143 sqm.,  three-story townhouse. Those with bigger space requirements can go for bigger residences of up to 183 sqm. at P18.5 million.

Living in North Quezon also means a considerable distance from established business districts such as Ortigas, Makati, and Bonifacio Global City. Until the expanded rail systems reach the area within the next few years, residents will need to plan ahead when making trips to Metro Manila’s southern parts.
