Many expatriates love the River Valley area too for its proximity to childcare services, good schools and choices of children-friendly places.
From a capital gains perspective, this is looking up to be one hot investment to consider.
And from the indicative pricing of units, the low quantum should be attractive to investors seeking higher rental yields in a location which typically attracts upwardly mobile tenants.

Canninghill Piers and the Somerset serviced apartments are expected to be completed by the second half of 2024, followed by Moxy in 2025.

Why Canninghill Piers is a hot development to watch
Location: Core Central Region (CCR)
You can find Canninghill Piers in the CCR, which comprises the country’s main prime areas of District 9, 10, 11, the Downtown Core, as well as Sentosa.
In neighbouring District 9, which is known as the shopping haven of Singapore and a prime residential area, indicative prices for uncompleted 99-year leasehold properties are currently at $2,550 psf.
Indicative monthly rent, meanwhile, for properties which are less than five years old, average at S$5.30 psf.
Until May this year, the price trend of District 9 non-landed properties had been rising. In April, a high of 416 units were sold at an average of $2,536 psf.
The decline in May has been attributed to a lack of launches in the second half of the month and Singapore being in Heightened Alert during the period, which restricted show flat activities and may have delayed decision-making by buyers.
In March, 16 new homes in central Singapore sold for over $5 million each, two of which transacted over $10 million.
Connectivity and Transportation
Another star feature of Canninghill Piers is its access to transportation choices, with an underground link to Fort Canning MRT station a mere two minutes away while Clarke Quay MRT station is a short seven-minute walk.
Other MRT stations nearby:
- Dhoby Ghaut Station: 3-min train ride
- Chinatown Station: 3-min train ride
- City Hall Station: 10-min bus ride
- Bras Basah Station: 12-min bus ride
Roadway connectivity is superb too, given its central location, allowing motorists to travel quickly from one urban area to another with ease. And as with the rest of Singapore, public buses, which form a significant part of local transport, are aplenty from different bus stops nearby.
With it situated along the Singapore River, Canninghill Piers sits in a vibrant area of cultural, heritage, and lifestyle offerings.
The development is smack dab in the Clarke Quay area — Singapore’s most popular riverfront lifestyle and entertainment precinct. This means a myriad of entertainment and recreational choices are close by.
