“Location, location, location.” As overused as the term is, it remains the most important consideration when buying real estate in the Philippines or anywhere else. When searching for property, the typical notion is to look into buying a home that is in or near a central location, like that of Metro Manila, and be within relatively convenient distance to places such as schools, offices, healthcare facilities, and retail centers.

However, a common caveat with homes for sale in Metro Manila and similar areas is that they can be expensive and, because of the lack of developable land, often modest in size. This has led to many typically just renting their home, and others making due with a smaller place even if their preference is a more traditional house and lot.

More space

Unfortunately, not everyone can afford a central address, and admittedly, it isn’t everyone’s preference anyway. When considering location, an accessible address is just as valuable as a centrally located one. As a matter of fact, it even offers more.

The advantages of living outside the big cities is that there are larger properties available. Home seekers can enjoy both greater floor areas and yard space, usually at cheaper prices compared to the city, all in exchange for being in a location that is a little more farther out from key commercial districts.

The resulting stay-at-home orders from the ongoing Covid-19 pandemic has also shown us that some jobs can be fulfilled successfully at home. With many companies projected to continue adopting a remote-work set-up long after the health crisis, many don’t see the draw of living in the city being what it once was-because going to the actual office won’t be as often, but the need for more space to build home offices will be high.

It’s about how to get to places, not always being near them

The opportunity to have larger houses and lots that are affordable does not mean settling on being disconnected from major thoroughfares altogether, as there is always good reason to go to the city. It comes down to choosing which between being near the commercial district or having a substantial sized home is more important to you.

If the latter is your preference, you can look to properties that are infrastructure oriented, or in other words, set in locations that are or projected to be accessible via the major thoroughfares there are in.

Along with easing travel from the province to different parts of Metro Manila, the LRT-2 also allows residents of communities such as Bria Baras and Bria Montalban to enjoy the living space afforded to them by a traditional house and lot while also being within accessible distance to the capital region.

As more infrastructure projects are completed and transportation and technology continue to advance, homes located outside major cities will be worth considering, and investing now puts you at an advantage both in terms of price and simply being ahead.
