Yes, you can sell your home without a property agent in Singapore. First, get an estimated home valuation through Homer AI and list your property on the Ohmyhome app to chat directly with potential buyers at no cost.

To calculate your cash proceeds from selling your home, you need to deduct all your outstanding loans, CPF refunds with accrued interest, property agent fees (if you engaged one), legal fees, HDB admin fees, from the sale price of your home. You can also use Homer AI to get an automatic calculation of your profits.

To sell a resale HDB flat, you need to have fulfilled the Minimum Occupation Period (MOP), which is typically 5 years and 10 years for Prime Public Housing (PLH) flats. To sell a condo unit in Singapore, you need to wait 3 years before you are eligible to sell without incurring Seller’s Stamp Duty (SSD).

It can take around 2 to 5 months for the whole property transaction to be completed, including the waiting period for documents to be assessed and approved by authorities, as well as the transfer of ownership. At Ohmyhome, 97% of our homes are sold within 3 months at the seller’s target price or higher.

Before you can sell your HDB and buy a condo, you need to first fulfill the 5-year MOP. To speed up the process, market your property listing and search for a condo concurrently. You should also exercise the OTP for your condo only after your buyer exercises the OTP for your flat to avoid paying Additional Buyers’ Stamp Duty (ABSD).

Yes, you can sell your condo after a year, but you will need to pay 12% SSD. If you sell your condo for more than a year or 2 years, you’ll need to pay 8% SSD, and 4% for more than 2 years anvd up to 3 years.

Yes, they do. The Exclusive Estate Agency Agreement covers a three-month period in which you authorise only Ohmyhome to transact your property.
