Aspiring BTO homeowners, it’s that time of year again!
Excited to settle down in your first matrimonial home? Or perhaps, you’re ready to rightsize to stay closer to your children? Gear up for another exciting BTO-launch month!
The February 2020 BTO launch will feature three projects (with a combined total of 3,000 flats) in Sembawang and Toa Payoh. It is worth noting that both mature and non-mature housing estates are present in this BTO exercise, providing the freedom to choose for discerning buyers.
Mature Town
For those looking for the abundance of amenities that mature towns are well-loved for, you’ll want to take a closer look at the two Toa Payoh-based BTO projects. The first site is sandwiched between Caldecott MRT station and Braddell MRT station, great for those who value living in close proximity to public transportation.
The second site, while right by the Central Expressway, is located further away from the nearest public transportation (Toa Payoh MRT station and bus interchange). Despite this slight hiccup, both these projects are strategically located near an abundance of schools that are perfect for families. You’ll find Raffles Girl’s School, SJI International School, CHIJ Primary School (Toa Payoh), CHIJ Secondary School (Toa Payoh) and more within the vicinity.
Non-mature Town
On the other hand, Sembawang scores higher in terms of convenience as it is right next to the newly opened Canberra MRT station. Lucky residents would always have a train station at their doorstep, which is only five stops away from the CBD-friendly Circle Line (Bishan MRT station) and 10 stops to Orchard MRT station.
Town | Mature/ Non-mature | Flat Types | No. of Flats on Offer |
---|---|---|---|
Toa Payoh | Mature | 2-room Flexi, 3-room, 4-room | 920 |
Toa Payoh | Mature | 2-room Flexi, 4-room | 700 |
Sembawang | Non-mature | 2-room Flexi, 3-room, 4-room, 5-room, 3Gen | 1,400 |

No Re-offer of Balance Flats (ROF) in February 2020
If you’d rather select a flat through ROF, you’ll have to put it on hold, albeit temporarily. According to HDB, it is unavailable in February due to revisions on the sale processes. Instead, you can explore these flats which are available for open booking any time of the year.
Aside from booking unsold balance flats, buyers can also apply for the all-new Enhanced Housing Grant (EHG), allowing homeownership to be more accessible. Under its more flexible eligibility conditions (and raised income ceilings), more Singaporeans are able to enjoy a grant amount of up to $80,000. Curious to learn more? We have an in-depth article on the new housing grant to catch you up to speed.
