On 5 May 2021, the Urban Redevelopment Authority (URA) awarded the bid for a 99-year lease site at Northumberland Road for $445.9m to Maximus Residential SG Pte Ltd and Maximus Commercial SG Pte Ltd.

Once completed in 2026, the development is estimated to yield 405 residential units in an area spanning 8,732.9 sqm.

In our Piccadilly Grand review, we will take a closer look at the site’s location, to be developed into a condominium tentatively known as Piccadilly Grand (Northumberland Road), according to URA space, pending confirmation from the developers. At the same time, we will explore the area around Race Course Road and find out what it has to offer.

Site Rating: Piccadilly Grand at Northumberland Road

Below are the factors contributing to our overall site rating of 8.5/10.

Surrounding Amenities: 8/10You can find shopping centres like City Square Mall and Connexion a short commute away, while the nearby Tekka Supermart, Veggie Corner Market, Selvi Store, and NTUC City Square Mall provide easy access to grocery shopping.

For weekend adventures, AIRZONE, Singapore Flyer, and Fort Canning Park are all a short drive away.

In addition, there are several eateries with more than four stars on Google ratings, such as the Swadesh North Indian Thali Gujarati Thali Food Restaurant, Mangiamo, S’purs Restaurant & Bistro, and Marmaris Restaurant.
Transport Links: 9/10Overall connectivity is good with both Farrer Park and Little India MRT stations less than a 10-minute walk away, linking commuters to Bugis, Dhoby Ghaut, and Newton MRT interchanges that connect to the Circle, East-West, and North-South lines.
Driving Accessibility: 8/10The site is a short drive to Bukit Timah Road, Serangoon Road, and the Central Expressway (CTE). We have decided to rate this section 8/10, although it is only linked by two major roads because of its central location, making it a short drive away from most parts of the island.
Nearby schools: 9/10There are several good schools in the area within a 1km radius near the site of Piccadilly Grand (Northumberland Road), such as Farrer Park Primary School, St. Joseph’s Institution Junior, and St. Margaret’s Primary School. Also, Anglo-Chinese School (Junior), Anglo-Chinese Primary, and Bendemeer Primary School are within a 1-2km radius.

There were two new additions in the area with the expansion of the Kwong Wai Shiu Hospital (KWSH), which was completed in 2017, and the Kallang Polyclinic, which lies adjacent to KWSH being completed in 2020. Both institutions strive to better meet the healthcare needs of the residents in the area.

For interested buyers who are attracted to homes in District 8, the development at Piccadilly Grand (Northumberland Road) offers future residents a wide range of amenities, good schools, and a short walk to Farrer Park MRT station, which links to four other MRT interchanges connecting commuters to the Circle, Downtown, East-West, and North-South lines.

Furthermore, it is within walking distance to two newly built healthcare facilities in the area and well linked to Bukit Timah Road and Serangoon Road, while the Central Expressway (CTE) is also a short drive away, making it easy to get around the island by car. These features and future developments could also mean property value appreciation.
