Parc Botannia in Sengkang: Tranquility in a Rapidly Growing Urban Development

Aside from its strategic location, livable spaces, nearby parks, shopping centres, dining options, and schools, it sounds promising for local and foreign property investors due to Singapore’s foreign residents’ growth.

4 Reasons to Choose Parc Botannia for Your Next Property Investment:

1. Rental Price Increase

Singapore’s overall rents for condos in the North East Region increased by 2.9% and the country’s rental prices increased on a year-on-year basis as of Q3 2019.

To give you an example, the monthly rent this 2019 of a four-bedroom unit in Compass Heights beside Sengkang MRT (within a 12-m radius) ranges from $3,200 to $3,550. While a rental price of a four-bedroom unit in La Fiesta Condominium – which is 180 m away from the MRT – can fetch a rental rate as high as $3,500.

2. Higher Tenant Demand

In 2019, there are two percent more foreigners which contributed to the private property rental market. It is noteworthy that Parc Botannia’s location is in between the Northern part of Singapore and the Central Business District. New Punggol Digital District

The New Punggol Digital District which is only 4 km away from Parc Botannia, will create 28,000 new jobs. Dubbed as Singapore’s mini Silicon Valley, it offers nearby towns additional dining, leisure and retail options other than the nearby shopping malls.

This Digital District will be connected to other parts of Singapore by a host of new transport infrastructure including the new Punggol Coast MRT station. This station is a future underground station along the North-East Line (NEL) connected to Sengkang MRT which will be completed by 2023.

Singapore Institute of Technology’s (SIT) New Campus

Singapore Institute of Technology’s (SIT) new campus is in the same district, allowing students and faculty to exchange ideas with industry practitioners working there. This can contribute to tenant demand.

3. Increase in Property Prices

Prices of private residential properties in Singapore continued to climb in the third quarter of 2019, after hitting their highest levels in at least five years in the previous quarter. The private residential property index increased 1.3 per cent to 152.8 points in the third quarter according to the latest property prices data from the Urban Redevelopment Authority (URA).

What factors may contribute to this rise in home prices in Parc Botannia?

Transportation and Accessibility

Parc Botannia is located next to the Thanggam LRT station, a few stops from the Sengkang MRT station. Commuting to work or school is convenient as it is minutes away from the Central Business District and various highways are connecting the property to KPE, SLE, CTE and Seletar Aerospace Park.

Future Developments

Access to recreational and green spaces will be improved and there are more options to work close to home at Sengkang West. This was unveiled in the draft master plan 2019 by the URA.

Healthcare

Sengkang General and Community Hospital are equipped with 1,400 beds and a range of healthcare services. The newly opened hospital will serve the needs of North-East residents conveniently as it is only 1.8 km away from Parc Botannia. While Bright Vision Hospital is just 3.5 km away, there are also polyclinics that are easily accessible from the development.

You’ll never have to worry about finding large Childcare Centres in Sengkang. Four centres will be built in 2019 alone – that’s enough space for approximately 2,000 children! They will be scattered around town so that families can enjoy access to quality and affordable childcare services.

4. Perks for Own Stay

If you intend to purchase Parc Botannia for your own stay, fret not, though the property is in a non-mature estate in Singapore, facilities like supermarkets and schools are all within a reasonable distance. The nearest shopping mall is The Seletar Mall, which is about 700 m away and CompassOne shopping centre is less than 4 km away.

Good news for families with young children, Fern Green Primary School, has just opened in January 2019 which is only 500 m from Parc Botannia.

Nature lovers will enjoy the Sengkang Riverside Park which features a constructed wetland and rich biodiversity – cementing itself as a favourite for buyers with an appreciation for nature. You can also visit Singapore’s largest man-made wetland, PUB’s Sengkang Floating Island, which is located within the park.
