Prospective homeowners with a taste for colourful facades steeped in old school charm and culture are in luck. Private boutique developer K16 Development recently launched, Atlassia, a project consisting of 31 freehold units held in nine former shophouses along District 15 in Joo Chiat Place.

One of Singapore’s earliest heritage towns, the Joo Chiat neighbourhood was occupied by a largely Peranakan community that has since transformed into a more cosmopolitan demographic as people from other backgrounds settled in. 

The theme for Atlassia is a combination of traditional exterior and modern interior. Developers will keep the characteristic terracotta roof tiles of the shophouse exterior intact, complete with colour schemes to match the facade of shophouses in the vicinity. The inside, however, will be a full-fledged modern home, complete with a modern-style kitchen and bathrooms.

Unlike your run-off-the-mill condo, Atlassia presents a rare opportunity for home owners to experience shophouse living that was once commonplace in Singapore several decades ago. Chances like this don’t come by everyday, as owners of similar real estate assets are known for holding on tightly to such rare commodities. So if you’re even just a little bit intrigued about shophouse condos, you definitely don’t want to let Atlassia slip by. 

K16: New developers on the private boutique scene

Arriving on the property development market in the late 2000s, K16 can be said to be one of the newer players on the real estate scene. But don’t let their short history fool you. These young developers already have an impressive resume of landed houses and bungalows, most notable of which is the sold out Olloi. 

Located in Joo Chiat as well, Olloi showcased K16’s ability to transform the old building of Pomex Court into a modern abode with a shophouse-esque exterior that appealed to the tastes of young families.

According to The Business Times, units at Atlassia are expected to fetch an average price of $2,000 psf for 1 to 5 bedroom units that range between 509 to 2,692 sq ft in size. These units will be spread across two stacks of 5-storey buildings.

As with most boutique developments, facilities will be limited, though car owners will be pleased to note that there will be 17 parking lots set aside for residents. Visitors driving in might have to settle for lots at Dunman Food Centre, Katong Point or The Odeon Katong, located about 15 to 20 minutes away by foot.

What we can confirm, however, is that there will be no shortage of aesthetic cafes, bakeries, restaurants and boutique gyms for lazy weekend brunches or invigorating morning workouts. Vibes here are cosy and inviting, allowing residents to unwind in their very own corner of the street, away from the bustle of commercial malls and packed neighbourhoods. 

Take your pick from the impressive spread of brunch places, which includes souffle and pancakes at Kings Cart Coffee Factory and all day breakfast at Sevens Cafe. For those looking to sink their teeth into traditional treats, Sinpopo has a delectable range of Pandan Kaya and Gula Melaka Cakes in their heritage menu. Pet parents can also take their furry children down to Prairie by Craftsmen for bagels and rosti in an alfresco setting.  

As far as fitness options go, residents can choose their favourite way to work up a sweat. Those who prefer to work on pure athleticism can head on down to Olympic weightlifting facility The Strength Yard, or take their pick between modern boxing and Muay Thai at Spartans and Inspire Fitness Asia respectively.

The lack of parking space will hardly hinder movements out of the home, thanks to the bevy of bus services (24, 28, 76, 154 and 155) ferrying residents to and fro Paya Lebar MRT — the intersection between the East-West Line and Circle Line — within three short stops.

Bus 24 also conveniently takes residents directly to Changi Airport in 40 minutes. So there’s no need to hop on a Grab taxi if you’re heading out on a backpacking holiday or even heading down to Jewel for dinner.

Workers heading back to the office can hop onto the East West Line by walking to Eunos MRT in just 12 minutes. Commuters will be able to reach Raffles Place MRT within an additional 14 minutes, making the early morning commutes as quick and painless as it can get.

Those with cars can also access the aforementioned Paya Lebar MRT in just 3 minutes for an easy drop off on weekday mornings, as well as drive down to the Central Business District and Changi Airport within 12 and 14 minutes respectively. 

They can also travel down to East Coast Park (which can be reached in 7 minutes by bicycle, by the way) via the aptly named East Coast Park Expressway. The Pan-Island Expressway provides a quick route to MacRitchie Reservoir and Dairy Farm, while the Kallang-Paya Lebar Expressway puts the Northeastern neighbourhoods of Kovan and Serangoon within 17 to 20 minutes driving distance.

The large catalogue of schools in the Joo Chiat area makes Atlassia a highly suitable abode for raising a young family. Parents looking to place their kindergarteners in the care of reputable early childhood institutions can take their pick between My First School, Mindchamps Preschool, Pat’s Schoolhouse and Zee Juniors, all located within a 5 minutes drive from Atlassia.

And you won’t have to worry about venturing further once your children come of age, either. Chinese Dance and Gamelan Ensemble powerhouse Haig Girls School (primary) can be reached within 5 minutes on foot, with Tao Nan School and CHIJ (Katong) Primary School also accessible in less than 20 minutes by public transport.

The Chinese stream links students up to immersion programmes in China while also providing rigorous training in Chinese Literature, while school’s the Malay Special Programme provides plenty of opportunities for students to put their language skills into practice in the many partnerships with local Madrasahs and Malay heritage centres.

Once students have graduated from their O levels, they will be able to choose from Victoria Junior College and Temasek Junior College, which are 7 to 11 minutes away by car respectively. 

Enrichment centres and international schools for expatriate families

As for alternative education options, Chatsworth International School (East Campus), Canadian International School (Tanjong Katong Campus), Stamford American International School and Nexus International School are all just a 4 to 12 minute drive away, making units at Atlassia an attractive prospect for expatriate families looking to rent close to school.

Those looking to expose their children to music from a young age can head on down to Juzmusic Academy Music School just 7 minutes away at Parkway Parade. The school makes it easy for children of all ages to pick up music, with monthly in-house recitals held to let students build confidence and accumulate performing experience.

Retail and gastronomic haven for the local at heart

We all know Singaporeans and our love for affordable and delicious food, of which there is no shortage of at Dunman Food Centre. They say that competition breeds excellence, and the wanton mee here has a long standing rivalry with the famous Eng’s Wanton Noodles. We won’t say who makes it better, but the winner is definitely future residents of Atlassia, who will get to enjoy a bowl of springy noodles coated in rich chilli oil whenever they please.

Other timeless local specialties at Dunman Food Centre include the traditional Teochew braised duck rice, hakka braised pork bowls, and fried kway teow, all of which can be enjoyed for the affordable price of $3 to $6. With inflation causing food prices to go up, it is nice to know that affordable food at Atlassia is still just an 8 minute stroll away.

As for malls and amenities, longtime local favourite Parkway Parade Shopping Mall as well as Kinex can also be reached in less than 7 minutes if you’re driving. 

Notably, Business Improvement District Paya Lebar Central puts job and business opportunities closer to home. The building is also integrated with gyms, green spaces and facilities to encourage healthy and active living throughout the working day, so that business professionals don’t have to wait until the evening to get their workout in.
