Recent news about the newly Enhanced CPF Housing Grants (EHG) inspired home sellers of old flats since more potential buyers may consider buying flats with a remaining lease of 20 or more years.

EHG also caused excitement for buyers who were previously discouraged to buy flats in mature estates like Ang Mo Kio or Queenstown or those whose income ceiling exceeds $8,500.

It’s time to rejoice for those who want to buy 4-room or bigger flats but were previously restricted by Additional CPF Housing Grant (AHG) and Special CPF Housing Grant (SHG) requirements.

Considering these flexible eligibility requirements, it’s safe to say that the all-new EHG won’t be called ‘enhanced’ for nothing. The next question is, are you eligible? Find out through this handy EHG eligibility checklist!

Previous Housing Subsidies1. Are you and all other co-applicants such as your spouse/fiancé(e) and essential occupiers ALL first-timer applicants?
Household Income2. Does your average gross monthly household income for the 12 months before your flat application not exceed $9,000?
Employment3. Are you and/or your spouse/fiancé(e) employed at the time you submitted the flat application and have been continuously employed for the 12 months prior to the flat application?
Home Ownership4. Do you not own either: Private residential property (including privatised HUDC flats and ECs), house, building or land whether locally or overseas, or have disposed of any such properties in the 30 months before your new flat application?
Remaining Lease5. Does the flat have a sufficient lease of 20 years or more?

Did you check 5 out of 5 questions? If yes, congratulations! You are eligible for EHG.


Resale flats have a certain charm, but you need to ask yourself, “Will your flat last till you’re 95?” Keep in mind that if your flat fails to meet the sufficient lease to cover the youngest buyer to the age of 95, your EHG subsidies will be pro-rated.
