So you’ve applied for a BTO flat, got your queue number, and now, you’re gearing up for the big day: your flat selection appointment. But then you go online to search for what you need to have on hand and realise there’s a long list of documents you need to bring along. Do you need to sign the papers before the appointment? When do you submit the Enhanced Housing Grant (EHG) application?

1. Print out all your required documents – then check it twice
When you log in to your MyHDB page and check your application status under New Flat, you’ll find your Flat Selection Letter when you click on your registration number. Don’t simply skim it to see the good parts, you’ll find the all-important documents checklist that you’ll need to provide during your appointment. It’s quite an extensive list – if you count the documents needed for your EHG application as well – so be sure to double-check that you’ve got everything you need.
And no, you don’t have to sign the documents first as the customer service consultant will guide you along and let you know which papers require your signature.
2. Don’t forget to provide your university transcripts and student ID card
For first-timers: If you’re a degree holder, be prepared to hand over a copy of your official academic transcripts and student ID card on top of your graduation certificate. While the checklist may only specify your graduation certificate, it’s always good to be over-prepared for your first home selection. Based on our experience, the friendly HDB customer service consultant actually did ask for those documents. Preparedness is key!
3. Flat selection appointment can take up to 1 hour
Now, if you’re working and think you can slip away during your lunch break for your flat selection appointment, think again. It’s a long appointment (like around an hour or so) to acquire all the necessary documents, sign the papers, choose your unit, run through all your financial options – that by the end of it, you may find that an hour and a half passed by and you haven’t eaten. We suggest taking a half-day off from work if your appointment is scheduled on a weekday afternoon.
4. Don’t be surprised if your EHG application starts immediately
Not sure when the EHG application process will start? Well, it will occur during your flat selection appointment itself – no separate trip down to the HDB Hub necessary. That said, please bring along all the required documents for your EHG so it can get processed without delay.
You can download the EHG application form from the HDB website. Expect to wait for 2 months to get the results of your application. Don’t worry, you will be informed before the signing of the Agreement for Lease.
5. All applicants under 30 need only pay 5% of the flat’s selling price as deposit
This caught us off guard as we were mentally prepared to pay (through our CPF Ordinary Account) the 10% deposit during the signing of the Agreement for Lease. However, towards the end of your appointment, we were informed that we will only need to pay 5% of the deposit as we were both under the age of 30.
If you and your partner haven’t hit the big 3-0 yet, be sure to factor in the 5% deposit in your financial planning.
