If you need a recap on HDB’s newest town, Tengah is a non-mature estate situated within the West Region of Singapore. It is surrounded by Choa Chu Kang to the northeast, Jurong East and Jurong West to the south, Bukit Batok to the east and the Western Water Catchment. It is part of District 24, categorised under Outside Central Region (OCR). The next BTO exercise of 2020 will take place in May, where units offered are located in Tengah. 1. Connectivity

Tengah is bounded by Kranji Expressway (KJE), Pan-Island Expressway (PI), Brickland Road and Bukit Batok Road.

Getting around the island is easy with the new MRT line, Jurong Region Line (JRL), set to open in 2026. It will connect Tengah to the East-West Line at Jurong East and Boon Lay, and the North-South Line at Choa Chu Kang. There will be a total of 24 stations in JRL, three of which are located in Tengah.

Tengah will have eco-friendly water conservation and energy features in both private homes and public spaces, such as LED lights with motion-sensor controls, energy-efficient lifts and the new Pneumatic Waste Conveyance System (PWCS). PWCS is a smart and green feature that increases hygiene and efficiency in waste collection and management; a solution to clearing waste manually, waste scattering and pest problems.

There will also be a new software called Urban Microclimate Multi-physics Integrated Simulation (UM-MIST). This technology allows for wind flow optimisation, increased natural ventilation, and lower temperatures.

3. Amenities, Education, and Employment

Future residents can look forward to amenities such as a sports hub, health, and medical care facility, schools and market places. Tengah is a short bus ride to Jurong East and Bukit Batok where there are malls, country clubs, and places with fun activities such as the Science Centre and Snow City. Other existing amenities include West Mall, Yuhua Village Market, and Bukit Batok Street 11 Food Centre.

Schools and educational facilities that are located around the estate include Princess Elizabeth Primary School, Bukit Batok Secondary School, Jurongville Secondary School, Bukit View Secondary School, and Jurong Junior College.

The upcoming Jurong Innovation District (JID) located closeby is a 600ha industrial area that will bring together researchers, innovators and businesses together to develop cutting-edge products and services. It will comprise five precincts – Nanyang Technological University, JTC’s CleanTech Park, Bulim, Bahar and Tengah.
