One of the biggest worries home sellers face once they kickstart their property journey is whether their unit for sale will successfully attract buyers. Now that our current property landscape is leaning towards a buyer’s market with an increased supply of MOP-fulfilled flats, effective selling strategies are more important than ever.

In this edition of Ask Our Agent, our very own experienced agent is back to share tips on how exactly to sell a home – fast. To date, his fastest home sold took only one day! It’s safe to say that if there’s one agent who knows how to sell a home in no time at all, it’s him!

So, how exactly do you sell your home fast?

1. Take photos at the right angles and lighting

Ever heard the saying, “A picture paints a thousand words”? This is true for photos of your listing as well! In order to receive more inquiries for your unit, our agent advised to take nice photos of your home. Don’t worry – you won’t need to hire a professional photographer or a fancy DSLR camera to make this happen. 2. Find the ideal price of your unit

Here’s where it gets slightly technical as some minor number crunching is involved. Ensure your unit is attractive to buyers by pricing your unit against other units in your area. This will ensure that it’s not set too low (which might eat into your profits) or too high (that it might turn buyers off your unit). Not sure where to start? 3. Set realistic expectations

The response from buyers depends on the demand in your cluster. Should there be a lukewarm demand in your area, be sure to manage your expectations accordingly as finding a buyer may hit a couple of bumps in the road going forward. Luckily, you can curb this altogether by hiring an agent who is focusing in your area i.e. someone with plenty of area-specific experience. 4. Highlight the selling points of the area

An effective way to get a buyer’s attention is to emphasise the key selling points of your area. Does your unit have a great view of the nearby park? Does the coffee shop opposite your block sell Singapore’s best Ban Mian Noodles? This is the time to shout it from the rooftops!

5. Take into consideration the EIP Policy

Upon submitting your Intent to Sell in the HDB Resale Portal, you will be able to find out who is eligible to buy your flat. When you start marketing for your flat, our agent advised that it is important to indicate the ethnicity and SPR quota. This will avoid attracting buyers who are not eligible to purchase your unit which saves you time and helps you filter potential buyers faster.
