All You Need to Know About 3-Generation Flats

In some Asian countries, it’s very common for multiple generations to live in one household. However, with limited space, especially in some HDB units in Singapore, this practice and tradition can be a bit difficult to uphold.

But, lo and behold, HDB recently introduced a type of housing called 3-Generation (3-Gen) flat that can accommodate multiple generations in one household.

The concept of 3-Gen flat was introduced and launched as early as 2013 as a ‘Build-to-Order’ exercise. It aims to cater to families who wish to stay with their elderly loved ones. As of 2015, numerous families from across the country have sent their applications for these flats. Since then, many of them have eventually acquired them.

More Bedrooms than a Typical Flat

Typical 4 or 5-room flats have been built to contain three bedrooms in a 90-110 square metres.

While 3-Gen flats are at least 115 square metres. It has at least four bedrooms and three bathrooms, making it suitable for your family’s need for comfort and personal privacy.

3-Gen Flat is not for everyone

While applying for a flat may be easy to do, the application process for this kind of flat is entirely different. Since this category aims to house multi-generational families, your family must be deemed eligible to be able to apply for the flat.

3-Gen Flat Eligibility Criteria:

  • Married couples with children and elderly relatives to take care of.
  • Newly married couples or engaged couples planning to live with their parents.
  • Singaporean Citizenship

Safety is Doubly Assured

For a Multi-Generational Family, the family’s safety is doubly assured since after the retirement of the elderly members of the family, they will spend more time at home.

Extra help in Babysitting or Caring for Toddlers

Since most families are now becoming dual-income, looking after your children can prove difficult as you and your spouse would always be away from home. Luckily, with multi-generational families, your parents may also serve as your child’s guardians for the day while you and your spouse go to work.

Like all HDBs, an Occupation Period of Five Years will be Observed

You will only be able to put your flat up for sale or subletting after you’ve reached your five-year minimum occupancy period (MOP). One thing to note is that you will only be able to sell or sublet to eligible multi-generation families.

But don’t fret, there has been a high demand for this type of flat. In fact, within the 2 years after the launch, 83% of the 3-Gen flats were quickly booked.

You get to make the most of your time with your loved ones while you can in when staying in a 3-gen flat. However, acquiring a 3-Generation flat comes with careful planning and consideration. Engaged or newly married couples need to discuss with their future spouse or spouse the advantages and disadvantages of living in a 3-Gen flat and come up with a mutual decision.
