Whether it’s political leaders, local celebrities, or professional athletes; one could make the case that Muntinlupa is the “home of the stars”, as many famous (and even infamous) Filipinos have either been born, raised, or currently reside in the city.

Of course, at one point in time, Muntinlupa was mostly known for being the location of New Bilibid Prison, the country’s national penitentiary (hence the previously mentioned infamy). However, it has long since shed its “Munti” image–although some people still use the name–and is no longer immediately thought of as the destination for the Philippines’ top convicts. 

Among the city’s more common claims to fame now is being the home of one of the Philippines’ largest and most exclusive residential communities–Ayala Alabang Village. Many of the nation’s wealthiest and most influential call this village home, including the 12th President of the Philippines Fidel V. Ramos, veteran actress and host Judy Ann Santos, and local basketball legend and former Senator Robert Jaworksi, just to name a few. The village is part of the larger Alabang Barangay, which also encompasses the Alabang Town Center, the El Molito Commercial Complex, and the Madrigal Business Park.

Great for the family

Of course, Alabang isn’t the only worthwhile place to live in Muntinlupa. There are numerous residential areas in Tunasan, Poblacion, Putatan, Bayanan, Cupang, and Sucat where several houses and condos for sale are available. The city is comparatively less populated and urbanized than the other major cities of Metro Manila, giving residents a wider variety of options and the opportunity to live in a home most suited to their needs and preferences.

Regarded for being the first Philippine locale to impose a complete ban on the use of plastic and Styrofoam for packaging, Muntinlupa is also an environmentally mindful city. That, combined with varying residential properties, all but ensures residents are in a place that best contributes to their well-being. At present, the city has 18 health centers, 1 public hospital, 8 private hospitals.

In terms of its educational systems, Muntinlupa presently hosts 89 child development centers, 20 public elementary schools, 8 public high schools, one public tertiary school, and one public vocational school. It is also home to 88 private schools, 10 private tertiary schools, and 9 private vocational schools. This, combined with its idyllic surroundings and comparatively slower pace than the rest of Metro Manila, makes Muntinlupa among the more viable places to grow a family.

An active economy

Muntinlupa also thrives as the home of some of the most well-known retail destinations in the Philippines. Alabang Town Center features numerous high-end boutiques, while the Evia Lifestyle center hosts several bazaars. The Festival Supermall, on the other hand, is regarded as the first theme mall in the country, while Starmall Alabang is the city’s first community shopping mall.

Situated at the southernmost portion of Metro Manila, the city receives a consistent amount of residential demand thanks to the continued development of large-scale commercial property projects like Filinvest Corporate City and the Madrigal Business Park. The city’s steady development has positioned it as a home for the I.T. and BPO industries, as well as a worthwhile place to invest in and rent out residential real estate.

While being part of Metro Manila has allowed Muntinlupa to maintain a significant level of economic activity, it is projected to increase further upon the completion of the Laguna Lakeshore Road Network Project. While still in the design phase, the expressway is intended to connect the southern province of Laguna to Metro Manila via Laguna Lake, specifically via an 11.8km viaduct from Lower Bicutan to Muntinlupa and a 25.8km onshore viaduct and embankment from Muntinlupa to Calamba.

This upcoming development, and other similar infrastructure projects, will add to the rise of property values in Muntinlupa–which rose by as much as 7.5-percent in the National Capital Region in 2020–as the easy access to both Metro Manila and Laguna will be attractive to both aspiring residents and investors who want to do business in the city. 

Buying a condo in Muntinlupa

Given its stature now, most could assume that Muntinlupa only has high-value houses and lots for sale located in exclusive communities. While that indeed is one of the reasons why many of the Philippines’ rich and famous live in the city, Muntinlupa also has many modestly priced homes that are also available

It is after all a part of Metro Manila, and among the homes readily available in the city is the type that is almost synonymous with the rest of the National Capital Region: condominiums. There are a variety of condos for sale in Muntinlupa worth considering as a real estate investment, be it as a place to live or as a unit to rent out.

At present, a lot of these condo units are also relatively affordably priced. Condos for sale in Muntinlupa currently listed on Ohmyhome sport an average price of Php166,750 per square meter. This is significantly more affordable compared to the overall average of Metro Manila, which according to the Bangko Sentral ng Pilipinas, is Php175,000 per square meter as of the end of the third quarter of 2021. The average price of condos for sale in Muntinlupa listed on Ohmyhome is even lower than the national averages as of the third quarter of 2021 (Php172,200 per square meter).

Among the more notable of these is Avida’s Towers Altura, a high-rise community conveniently located within Madrigal Business Park that features studio, one, and two-bedroom units in and priced starting at just under Php4.34 million. Another is SMDC’s Twin Residences, another high-rise development comprised of studio and one-bedroom homes suited for young Alabang professionals and valued favorably at starting prices of Php3.56 million.

Indeed, Muntinlupa is an ideal place for homeownership, be it for end-use or as an investment vehicle, and while properties in the city aren’t the most affordable in the country overall, it is among those that give the best return to property buyers.
