Ops Manager / Team Manager / Portfolio Manager

About the Role

As part of our continued growth, we are expanding our team in addition to our existing property management operations and are seeking a highly capable and driven leader to oversee estate management portfolios and guide teams toward operational excellence. This role is ideal for someone with strong industry expertise, leadership confidence, and the ability to manage complex stakeholder environments.

Key Responsibilities

• Lead, guide, and motivate a team to consistently exceed client KPIs and operational targets across multiple estates.
• Apply deep expertise in BMSMA regulations and estate management legal compliance to ensure all operations meet statutory requirements.
• Expertly conduct and manage AGMs, Council Meetings, and high-level stakeholder communications.
• Independently resolve complex, sensitive, and politically nuanced client issues.
• Oversee major projects such as R&R works and Lift Modernization, from planning through execution and completion.
• Support business growth through pitching, tender participation, and client retention initiatives.
• Manage legal defect proceedings when required.
• Lead recruitment initiatives and build strong, high-performing teams.

Requirements

• Proven leadership experience in estate/property management or a related industry.
• Strong working knowledge of BMSMA and relevant regulatory frameworks.
• Demonstrated experience managing multiple estates or portfolios.
• Excellent communication, negotiation, and stakeholder management skills.
• Strong judgment and decision-making ability in high-pressure situations.
• Experience handling AGMs, council meetings, and major estate projects is highly preferred.
• Strategic mindset with strong operational execution capabilities.
